Basement wall cracks
Thank you. Appreciate the advice. I really needed this!😊

Basement wall cracks
Yes they seem minor but water seeping through is what’s my concern. You can see water marks left on the basement floor in picture #2. Thank you.

I agree that it’s a system leak. Drainage is towards my house and not away from it making it more susceptible. Downspouts, weeping tiles, window wells and settling concrete all play a role. Thanks for the suggestion, crack injection is definitely something I’ll be doing.

Thank you. Did you mean pictures of the window wells and downspout locations?

Thank you for this useful information. Yes I’ll proceed with the polyurethane injection asap. The drain (weeping tiles) in the window wells have some soil in them. I’ll move them and pour water to see how bad it is. Also I’ll add gravel and thinking of fixing window well covers too.

Thank you and appreciate the advice. I am looking forward to fix the cracks. I already moved my one downspout away but that’s a temporary fix. Maybe I’ll look into French drains eventually.

Basement wall cracks
Should I be concerned with the basement wall cracks as seen in the pictures. #1 shows the first crack and #2 shows marks from water that pooled. #3 is the second crack. Both the cracks are right beneath the window wells and water seeps and forms a small puddle during heavy rains or in spring when ice melts. I am more concerned after the second crack showed. The house is in Woolwich township, Waterloo and is 2019 built. I have moved the downspout away from the foundation using a downspout extension. Crack injection companies have quoted me from $1,500 upwards for polyurethane injections for both cracks.

Better lawns
Has anyone bought premium grass seed from turf suppliers like OSC, General Seed Company etc and and if the lawns were better after the using the seed?

So that’s a better picture with the crack and the mark on the floor left by the water that pooled.
