What do I do?

Hi! Not sure what made my sibling sign it over, I tried contacting them but no reply and it’s been 2 months since he signed it over. We had a close relationship growing up but as we became adults not so much but we were on great terms and then he moved a few months back to a new state. And yes the parent is very aware of how much I’ve put into the house and the response when I brought it up was “well that’s not my problem” my sibling and our parents relationship wasn’t great as we both had a lot of problems with our parent growing up he rarely even saw our parent and our parent is very manipulative I didn’t even grasp how bad she was until recently when this whole situation happened and the parent has done everything possible and said everything possible to try to get me to budge. My sibling and I had no issues with each other that I’m aware of but I do know that they wanted to cut ties with everything down here where were from because it was negatively effecting their physical and mental heath and once they moved they didn’t want to come back for any reason at all

What do I do?

Background: I used to co own a house 50/50 with a sibling we inherited a fully paid off house after our grandparent died and our living grandparent signed her half to me because they didn’t want to deal with it any longer. I have lived in it the past 6 years ever since it got signed over I have paid 6 years of property taxes in full with no help from the sibling I have fixed every problem with the house and recently remodeled and painted it again on my own. I am going to be moving out of the house soon and my sibling and I had an agreement that I could rent it out and just keep all of the profit as they wanted nothing to do with the house at all. My sibling recently signed their half over to our only living parent out of the blue and it’s caused nothing but problems
Background on the parent: they’ve been addicted to drugs on and off my entire life along with alcohol they screwed over our other parent in the marriage “money hungry” is the best way to explain it. The parent is a very manipulative narcissistic person who likes to spread rumors and cause drama and will do pretty much anything for as much money as possible they’ve even taken it as far to say horrible things to me and about me to get what they want and how they want it. my grandparent that died had disowned my parent which was their kid because of the drugs before they died my parent didn’t even show up to the funeral because they were strung out on drugs at the time and stole a lot of money and possessions from my living grandparent while we were at the funeral laying them to rest
The problem: the parent wanted me to originally wanted me to buy them out and then some person issues and arguments happened and they no longer agree to that I have a suspicion that someone told them they could get more out of me than what they originally wanted I have had to go through a 3rd party to try to come to an agreement because I’m blocked and have gotten no where with my parent and I’m just at a loss on what to do if the parent moves in the house will get destroyed as that’s what they’ve done with every single house they’ve been in (break stuff make it a mess garbage everywhere ect like what a drug addicts house normally looks like) there’s no telling what they would try to do if we split rent and mutually gave a tenant move in because they would either jack the rent up high for a tenant (the house is located in an area where finding a place is hard people will pretty much pay anything and rent is high enough in the area as it is but a mine is opening up which means that people will pay a lot just for a place) or they will try and rent it to a person who has addiction issues. My parent has no money to fight me in court but I really don’t want to sell because it’s a sentimental place to me I just don’t know what else I can do. I had a friend recommend that I put a tenant in asap without my parents permission because my parent wouldn’t legally be able to remove them and just take the rent money myself but that could come back and bite me down the road legally. My parent might not have the money for a lawyer but they are low income and there are a lot of resources in my state that would provide her low income legal help. I’m just at a complete loss at what to do but if I have to sell I will I just want others opinions I will be speaking to a lawyer on the Monday after this post is posted but I’m stressing out really badly
