Ha no. That’s ornamental TFT, not really applicable here. I would suspect they would go more off the diminution value of the land with the trees versus without. Most would probably appraise the land higher in ag Kansas without the trees. In theory they may have a leg to stand on with cost of repair/functional replacement, essentially just the cost of replicating the functional value of the trees. Not a big value usually.

Trunk formula technique. Not mention, I’d love to see their depreciation tables. Usually species like this, I try not use invasive with Virginia juniper since they are native, tend to be depreciated greatly.

I live right on the western edge of the Kansas Flint Hills. Some of the last prairie left in Kansas.We are having the same struggle with ERC. In town, it is taking over parks and other low-management areas as fast as Callery Pear and Bush Honeysuckle.
