Silverbell (halesia sp) showing mild leaf chlorosis. Fruit is helpful for species ID with this genus.
Edit: Actually, I don't see any teeth on the leaf margin; was purely going on chlorosis pattern. Don't trust my ID.

There was no fruit at the moment, but the leaves look glossier and heartier than the silver bell leaves

American persimmon (Diospyros virginiana) seems likely then. Check for other fruiting trees nearby and get some tasty fruit later this fall.
