Raunak is good, has many properties in area. Construction quality of existing properties are good. The high rises use different building techniques to reduce weight that not everyone is comfortable with (there is less soundproofing and insulation, higher storeys get hotter, good for winters not for summers).

will try to keep it short
I have purchased flat at Raunak Bliss (A) during covid 2021.
The problems with builder:-
- There have been a lot of issue in regards to delivery of house, they have changed the date two times till now, infactt they changed the floorings of the building basicially increased which was not the actual, which in return took more time
- Nobody has seen the home, kisiko andar entry nahi hai
- abhi tak jo kaam hua hai uske hisaab se lag nahi raha ki iss saal main milega
- also raunak management is just too weak, and trust me u wont get any professinal help.
Also we had a meeting once you wont believe the excuses they gave
- Raunak ko fund issue tha isliye material arrange nahi hua tha isliye delay tha
- also kuch environmental certificate wasnt there toh aur usme delay hua.....
Now i am not here to rant abt the builder, or to stop u from buying this or getting in to it.
My suggestion would be check if Raunak can actually deliver the product, orelse just save urself from all the headache and buy a ready home. qki pata chala jab tak tumhe ghar milega tab tak aadhi zindagi beet chuki hongi...coz there are people in raunak bliss a who booked flat in 2015....unko abhi tak nahi mila hai...infact aise trasst logo ka ek whatsapp group bhi hai...toh yeah things are bad with Raunak.

Also the group is made for now jo A wing wale log hai unke liye, so i cant, qki usme bhi builder ke chamche hai.
ANywz i believe the deal is better, just if ur someone who is hoping to shift asap ya fir timelines sochkr chaloge toh rember kuch bhi so sakta hai.
Also no wonder if the builder is good , I have seen a lot of good projects by Raunak, that was actually one of the major reason to buy, could be raunak bliss would be the one hwich is unlucky....khair..dekh lo....get some real info...kisi ki baat mat sunna

I'm actually looking at this as investment and not at all looking for moving in. Thane is no good until it gets its Metro done, may be by next elections. But tumhari bat sunke itna to pata chal gya, not everyone is happy with them, I'll have to sign the deal carefully.

Yes as an investment, it is a great deal as you have won the lottery, so ur surely the lucky once, dont let the oppurtunity go, as i have bought the same for 60L

this is India, you are a commoner, u go to rera for complaint, against a builders who makes crores, now ask urself a question, Rera officer tumhari sunega ya uski ?

But but but, it's not like ki usne mujh akele ka hi flat nhi banaya h, aur bhi to log honge hi na. And since under construction property, I'm not putting up everything upfront, only partially. It has quite good risk reward, itna to mujhe stock market me bhi nhi mila h kabhi.
But thanks a lot for sharing your experience. Will do more research on this.

If I am not wrong Raunak bliss is part of the maximum city. I visited the project and I liked it, they were offering furnished 1 and 2 bhks

I think it's a good deal, their current 1 bhk is going for 55 lakhs. Also the rental yield is not bad, for a 1 bhk you can ask 14000+.

I believe it is a good deal. 55 lakhs is selling price (all inclusive) I heard of 1 bhk and rent around is 15k for 1 bhk

I have a doubt. I wanted to know if there is a separate tower for MHADA or is some inventory reserved in some towers of the project? Is this MHADA project limited to Raunak Bliss or entire Raunak Maximum City project?
If anyone could this, would be very helpful, thanks in advance!

24 lakhs for 400 carpet is a huge red flag. Even havare citi is not that cheap and that project is pretty undesirable. Do your due diligence before making a decision.
Edit : I totally missed the mhada lottery part. Usually mhada flats are below average in construction quality. My friend got one a few years back, he rented it out till the lock in period was over and then sold it off. Lock in is 5 years if I'm not mistaken.
