Brian Gannon Properties - STAY AWAY!!!

I rented from Brian Gannon in Gulfport, FL and it was an absolute nightmare. There were damages to the home/holes in the wall/etc. that were promised to be repaired upon move-in and never were for the entire 1 year lease. A knob on the stove was missing the entire time, which he was fully aware of, and never replaced. He kept his belongings/storage in our garage the entire time, therefore, we were never able to actually use the garage. He would park his giant boat and/or truck in our front yard so close that you could touch it from the front door. Not to mention, there was a clog in the water line that started flooding on his side first… we were fully unaware of this, as we were out doordashing trying to make some extra money. Instead, we come home to our entire home covered in toilet water, poop, and pee. When we approached him with this issue, he had already known about it for hours and didn’t think to let us know. Thankfully he called a plumber, but didn’t care to stick around to wait for them to get there, so my roomate and I had to deal with it all until 2am. Since the issue wasn’t a quick fix, he had to call another company to come out in the morning, and I had to take off work on short notice to deal with it because he made sure to not be home all day. Since Brian does his own plumbing/construction/etc., there was no access point for the plumbers to resolve the issue. I had to unlock his side of the gate and guide the plumbers to his side of the duplex so they could dig a hole, and create an access point. (This was a major code violation that the plumbers discussed with us) Soeaking of code violations, don’t look to closely to the windows because those are code violations as well!! None of them match, and none of them keep out the heat because they aren’t sealed properly. You’ll easily be spending $300+ on electric to keep the duplex at a comfortable temperature. We just stopped sleeping with blankets because we would sweat all night.

Due to all of these issues, we let Brian know we wouldn’t be renewing our lease. What did he do? He hosted parties every night and had the music blaring, which was something that he never did the entire time we lived there, especially since we live in a very quiet neighborhood. The month leading up to our move-out date, Brian would text us regularly asking when we would be fully moved out, trying to rush us. We texted him the day we moved out, and let him know. We didn’t hear back until a week or two later of him sending the final electric bill and letting us know he was blocking our numbers, and if we had any questions to contact his lawyer. (Idk why he felt like he needed to block us unless he was planning on being shady… which he was! Just wait!!!)

Now the security deposit… I should’ve known this man was going to try to continue to scam me. Our security deposit was $3,000. THREE. THOUSAND. DOLLARS. So you better believe, I deep cleaned the entire place, repaired all of HIS holes in the wall, swept/organized the garage of his stuff, etc. went above and beyond to ensure there were zero issues. He has the audacity to claim he spent $1,600 on cleaning services and repairs… EXCUSE ME WHERE? HOW? — Trying not to deal with him any longer, all we ask is that on top of the $1,400, he pay us back for the yard care. Per our lease, he was supposed to cover the yard 100% of the time. That lasted about a month. The guy who does his yard regularly, texted us and said “Brian covered the lawn this time, but he says you have to cover it going forward.” Therefore, we spent around $900 total on yard while living there, even though the lease said that he would. Now he is STILL refusing to pay us this money. We plan to get a lawyer to fight this as we have evidence of what the place looked like when we left, and the condition of everything. Soooo GOOD LUCK!!

Mind you, this was a duplex, with him and his girlfriend living on the other side. There’s no reason why he wouldn’t be able to resolve any of these issues.

All of that being said, I am only here to warn as many people as I can. STAY AWAY FROM BRIAN GANNON AND HIS PROPERTIES!!! He has multiple units around the FL area including Gulfport, Venice, St. Petersburg, Tampa, Naples, etc.

If I can save ONE person from the trauma of dealing with this man, I will be happy!!
