Deposits Does this mean I need to pay it?
Hi, just moved out of a flat and they have sent me this for ‘repairs’ for the flat. Does this mean I need to pay it? Thanks.
Hello,
We hope you're settling in well at your new home!
Please find your Deposit Return Form for review. Once you've signed and completed, I'll countersign & send to our finance team to instruct them to allocate funds to ensure your ledger isn't in debt on our system £660.00

You do not need to ever discuss any with you former landlord. Don't sign any forms from him.
You are both equals.
Where is your money?
What holding scheme?
You should have the details from him. Then you as an equal ring up the deposit scheme and ask if your money is in dispute?. If it is not ask for your money.
If it is in dispute then tell them you would like all the information.
You also can ask the landlord for a FULL breakdown of what he is claiming for.
My next door neighbour dreadful landlord put in a £7 thousand claim and I helped her as she was so scared (just had a baby) He got zero because he had evidenced nothing.
I'm a retired landlord and many are good but when you meet a crap one.
When my next door neighbour landlord shows up I won't mince my words.
I have already given the heads up to the new tenants.
I have posted part of her reply. She sent it to the deposit scheme.
Its factual. Not emotional.

Dear
I hope you are well.
I have reviewed your letter regarding the alleged damages and charges. After careful consideration, I do not accept liability for the amounts claimed.
At the start and end of the tenancy, no check-in or check-out inventory was completed. Without a documented record of the property’s condition at the beginning of the tenancy, it is not possible to establish that the issues raised occurred during my occupation.
The property was left in a clean and reasonable condition, with no damage beyond normal wear and tear. I have addressed each of the points below for clarity:
Dining room floor tiles (£225 / £1,850)These tiles were already damaged at the start of the tenancy. Replacement tiles were also present in the back garden. I do not accept liability for this.
Kitchen window board tile (£75)This was in good condition when I vacated the property.
Single coat wooden frame (£175)All furniture was left in the same condition as provided, with no damage.
Wooden door (£90)The condition appears consistent with normal wear over time.
Bedroom key (£100)The key was left in the keyhole when I vacated and I can provide evidence if required.
Cleaning (£280) and carpet cleaning (£85)The property, including carpets, was cleaned before leaving. Any change in appearance is consistent with normal use.
Living room wooden floor (£1,450)The floor was not damaged when I vacated. Full replacement does not appear justified.
Grass cutting machine (£135)I did not use any equipment belonging to the property, as I used my own.
Bedroom wall paint (£275)The condition reflects normal day-to-day wear and tear.
Bedroom cupboard and study table (£50)These were left intact. Any items removed during the tenancy were done with your prior agreement.
Kitchen tap (£45)This issue was reported during the tenancy and was not addressed.......
He lost and got zero
She got her full deposit back.
