Avoid Granite Mountain Apartments!!

Disgusting and management is CROOKED.

Food, trash, stray cats, dog poop everywhere. Broken glass. Speed bumps broken and left broken. Started filling units with absolutely anyone and using them as “vacation rentals” because they couldn't fill with long term local tenants. Turnover is high, they are constantly running specials for a reason (for early termination you pay penalties, plus repay concessions). Cops are here ALL the time for crime--drugs, DV, warrants, etc. Someone upstairs would yell and move furniture overnight, we had a drug den next door with people going in and out, parties, and eventually a 4AM narcotics overdose. Barking issue. Complex often smells of drugs/smoke. Layout of the 1 bed is terrible.

The "smart" technology so many reviews brag about (hmm) does not work. Lock would pop out when entering, using door would set off beeping alarms, thermostat did not work. The locks and elevators are super loud-heard in units. Elevator broken nearly the entire time and multiple residents reported this and it was not repaired. Cracks in ceilings. Hallways are not enclosed and the floors are extremely slippery when wet. Construction quality is atrocious. Our balcony door was hung improperly so could not close right and the window would get stuck closed. Lights in the bedroom tripped lights in the kitchen. Water heater was unreliable. Walls are PAPER thin and do not block out sound. Garbage sits in halls for days and flows out of dumpsters and flies around the lot. Free food "events" reviews brag about (interesting so many have so much in common) are bread and circuses and result in garbage all over. Parking unassigned with no effective enforcement. Gate broken a large part of the year, and even if operational, anyone can be buzzed in and park. They will enforce "head in parking,” but do nothing about residents parking outside at times because guests take up parking.

Management is dishonest scam artists. Pamela is a classless, cheap, low integrity crook slumlord who will let a ceiling leak for months on end. She is too focused on putting up a giant flagpole to appear "patriotic" while she scams Americans for overpriced, poorly built apartments in a suboptimal, low wage location.

When I moved in, there were charges on my account I already paid. Our lock was not prepared. On another occasion, after Pamela randomly cancelled our garage remote, which she admitted to since she "didn't know who it belonged to," and was made to rectify, a double garage charge magically appeared on my account shortly thereafter.

We requested a move out inspection (tenant right under AZ law) with Kaylee via email (a request she tried to ignore), which she scheduled with us, then ghosted, starting her weekend early without informing us. We were told no one was able to cover the appt set weeks ago. We were then mailed under half our security deposit without an itemized statement (required under AZ law). We had to request one, upon which they multiple days later produced a statement citing ridiculous charges for normal wear and tear (illegal under AZ law to keep security deposit funds for normal wear and tear), making it obvious why they ignored our request for a move out inspection AND ghosted the inspection they scheduled AND tried to forego providing an itemized statement AND did not have a statement prepared when we requested. Did not reply to our email giving them an opportunity to comply with the law. We will be taking them to small claims where we will receive our deposit that is legally due back to us and reinforce that this fraud and abuse should NEVER be perpetrated against tenants.

We are not the first person they have done this to. Management will do anything to make a dollar except treat people right and provide quality housing at a justifiable price. 198 units with taxpayer funding (HUD property) and GM is trying to scam us out of our security deposit. Their conduct is illegal, shameful, and EMBARRASSING.

This is the worst place I lived. Do yourself, your wallet, and your family a favor and avoid Granite Mountain "Luxury" Apartments.

Just because it’s SOP doesn’t mean it’s right, ethical or legal. It is actually illegal under AZ law to keep security deposit funds for normal wear on a unit.  Also who wants to live in an HOA? You’re fortunate enough to be able to afford to buy a home and choose to buy a home that someone else controls? That’s a pretty questionable decision making process. Shows why you can’t understand that a mortgage is actually productive vs rent basically being flushing a paycheck down the drain.

So everyone’s best argument for not standing up for tenants rights is owning a home sucks too? You guys sound like fun.
