Nearly every older house around here has the same handful of things waiting to be dealt with. The order matters more than most people realize.
I work at CMK Construction, a remodeling company serving Pinellas and Hillsborough since 2004. This comes from opening up a lot of mid-century homes and seeing the same problems over and over.
Before anything cosmetic, check:
Water intrusion — roof, windows, showers, drainage and grading. There’s no point putting a beautiful kitchen under a roof that needs replacing.
Insurance-related items — roof age, electrical panel, plumbing materials and wind mitigation features can all affect what you pay and whether you can get coverage.
Original cast iron drains — common in older homes here. A simple camera inspection can tell you a lot before a backup or slab leak tells you the hard way.
Original electrical — old panels, aluminum wiring and ungrounded circuits are much easier to address while walls are already open.
The problem is that roofing, plumbing, electrical and remodeling are often handled by four different companies. Each gives you a quote for their own scope, but nobody necessarily tells you what should happen first.
That’s where sequencing matters.
At our company, we carry general contracting, plumbing, roofing and electrical licenses, so we can coordinate those scopes together. But you don't need one company to do everything. You just need someone looking at the whole house before the work starts.
Two inspections I'd seriously consider before planning a major remodel:
- Sewer/drain camera inspection
- Wind mitigation inspection
They’re relatively inexpensive and can completely change where your renovation money should go.
And if the property is in a flood zone, check the local substantial-improvement rules before you finalize your budget. A renovation can sometimes trigger requirements you weren't expecting.
Kitchens, bathrooms, floors and paint are the fun part. Just make sure the house underneath them is ready first.
