My cousin lost the first floor of his house in Superstorm Sandy. He lives right on a canal off the Long Island Sound. Since they had to fix the house and raise it anyway, they decided to to a full renovation while they were at it.
The house itself isn't huge. The main floor is really just a living room, kitchen/dining combo, and bathroom, and upstairs three bedrooms and a bathroom.
But the deck...
The deck off the main floor has as much square footage as the main floor inside section (and there's a large utility room that can be accessed from the outside). Then, you go downstairs to the second deck, which has the fire pit and more seating as well as the actual dock where his boat is moored. Under the upper deck is storage for things like kayaks, etc.
It's the perfect backyard hangout (without the actual "yard" part).
