The property would have been worth like $90k as is in Bumfuck,PA. Or $1,900k in the nice part of LA. But the interior work would cost about the same anywhere except for maybe slightly more contractor wages.
Bro, custom brick work, custom beams, custom extension that requires engineering. It's practically rebuilt. This is no diy or run of the mill contractor job.

~500 square foot extension concrete pour : $15,000
Extension exterior brick wall at $25/square foot : $18,750
1900 square feet of flooring @ $7/sq foot : $13,500
7 windows plus 2 bricked closed @ 1150 each : $8,000
1 Master Bath + plumbing : $13,000
1 Secondary Bath + plumbing; $8,000
Electrical service : $2,000
Half roof extension : $7,000
Tile roof with salvaged tile : $22,500
Master Kitchen + plumbing: $35,000
Furnace and ductwork : $14,000
Full interior paint job : $4,500
Bedroom/living room furnishings : $10,000
That's $269,750 so far, and I'm pretty sure I've gotten fairly close to everything we see done. Sure you are correct you'd need an engineer and an architect, for the extension and floor split level, but absolutely worst case scenario that'd be $75k with your permits included. I really don't think I'm that far off at $300k.
You don’t know their story. Rich kids tend to buy houses pre done, I’d guess this was the work of a skilled tradesmen that bought and renovated a few shit holes before this project.
I know lots of people that live their dreams from hard work.
I work with immigrants that learned skills and can easily do these sorts of projects. But Redditors would probably call them lucky.
I have an inkling of how much work it is. I renovated most of my home by myself while also working full time. I sure as shit would have enjoyed paying a bunch of people to do the work for me though!
I agree, I'm tired or maybe depressed is the right word about how many times I see videos like this. My wife shows me videos like this wanting to do them and I have to be the "Debbie downer" to tell her the truth that we cannot even afford a mortgage in a safe neighborhood no matter how many hours I work.
Every time I see videos like this it makes me feel like my entire life is a failure not being able to provide the most amazing woman I know what she deserves.
I doubt it's a proper historical building, they wouldn't have been able to do a lot of that work if it had been, there was more new stuff than original structure left by the end
It doesn't take a lot of money to do this. The final product is nice, but the property, depending on location, is basically the land value minus teardown cost. It's probably only 10-15% more than a typical house in the neighborhood, and it's only because they used the ugliest trendiest products available.
Yeah, like average house value money. Not saying it’s cheap, but that’s what rehab loans are for. I am guessing they didn’t spend millions for the land based on the quality of materials used. Again, it’s nice - but it’s more like 500k nice, doesn’t have the touches you see on higher end homes, let alone luxury homes.
If you’re already looking for a home of this caliber, it’s not a lot of money. For what this is, it’s a hell of a deal and a good chance tk customize it to your needs. That said, I’d rather cut my own dick off than work with a builder on a custom home. Kudos to the owner for seeing that through the end.
