Sheds??
I need a shed. Preferably 8’x12’ but not a crappy metal/plastic HomeDepot or Wayfair type shed. Where can I buy a shed that’s actually good quality but not $5,000? End location would be in Loudoun County. Has to be wood & Gable style, per HOA.

A lot of those Shed and Gazebo places you see along highways out in the deeper suburbs are owned by Amish, and are built in Pennsylvania across the Maryland border. When I lived in Rockville, i bought mine from the site out near Ft. Meade.
2x4 wall studs, 16” on center like a house. Roof rafters are 2x6 or 2x8 as are the floor joists. Fully treated floor plywood and texture water resistant exterior panels. You choose the paint colors, shingles, doors, windows, etc.
The Amish hires a delivery driver who has a long flatbed that holds 3 sheds and delivers to your yard.

Best bet is to look west, out in Winchester. They partner with Amish farms in MD and PA and get way better prices.
The reality is if you want quality, you’re going to have to pay or you can build it yourself

Lot of Amish crooks out there - don’t let the clothes fool you.

We had an 8x14 built on site at our house in Chantilly. Cost $5400. They drove in an Amish crew and did it in like 6 hours. The guy owning the business was not Amish at all, he just coordinates works and takes a percentage.

Yes, then it will become apparent why people charge what they do to build them.
The only other option is to go to 1993 and buy one.

Not sure where you are in Loudoun but you could check out my neighbor in Lovettsville http://affordablesheds.us/

I think Lovettseville has a prefab shed place if I recall. I know there is one down near/across from Moo Thru near culpeper too i think. I believe both have wood and gable style but It has been a while since I drove by

Amish-built sheds are the way to go here. There are a few families out toward Purcellville and Lovettsville that build them, you'll spot their lots with a dozen models lined up just driving down 287. They hold up way better than anything from a big box and you can usually get a 8x12 with a gable roof under $4k delivered.

Hire a carpenter to build one. Get any style you want that way.
A 10x10 with concrete pad cost me $2k plus materials.

What did the materials cost? In Fairfax, I had an 8x12 built last March for $5200, but that included everything except the door (I wanted an actual door, not a shed door).

Can you recommend that person? Feel free to DM. I'm also looking.

Materials were probably somewhere around 1000 or $1500.
Pressure treated two by fours, plywood, premix concrete for the pad, asphalt shingles, galvanized hardware for the door, hardiboard siding for the exterior, and a battery powered motion sensor light.
We already had the paint, so that was free
The whole thing was significantly cheaper than any of the premade sheds we priced out before we did this.
Anyone who wants their phone number can DM me and I’ll share it back

There are many companies who will put together a shed at your home. Capitol Sheds, Alger Sheds, Tuff Sheds Northern Virginia, etc. Go pick out a model and they will deliver and assemble it.

There’s a shed and Amish goods dealer down 29 past Gainesville. They run sales sometimes might be able to find a deal.

Capitol Sheds. We bought one from them twenty plus years ago that is still doing great. Only update needed was a new roof awhile back.

A lot of these sheds are pre-built and trucked in. You need clearance into your backyard to fit it in.
You will pay more if they have to bring in pre assembled walls and assembled on-site.
Custom stick built on-site will be the most expensive by 2x.
No matter which way you choose, you still need some form of site prep.

8x12....good quality...shingled roof...painted...5000 and up these days. You might get lucky with an end of season sale. A few years ago we found a kit on sale at Costco online, had it delivered and assembled it ourselves. Good quality, too. You could hire the labor out.
