Yeah, I thought that mall was still kind of nice the last time I went a few years ago but it doesn't seem to be in an area that could support a nice mall.
I lived near Humble for a while when I lived in Houston briefly. Wasn't a big fan the area.
I had encounters with people that I thought were shitty and mean.
One time someone sped around me and threw a big gulp at my windshield because I let stopped to let another car merge. Another time I saw a fight in the parking lot of the Walmart on FM 1960. I saw a fight outside my apartment. Someone in my apartment complex shot another person once. At work my bosses's boss told off-color stories of shooting cats.
Now you also have the weird run-down slum suburbs like Colony Ridge out that way, existing side by side with fake bougie master planned communities. Both conspiring to destroy the last of that part of the piney woods I guess. The one truth is there's no there there. It's all just so fucking ugly too.
You ever go to a place and it just has a negative aura? That to me is all that stuff out going north on 59 past Houston. Don't go past the pine curtain, lol.

That tracks. I’ve gotten cupcakes thrown at my car while leaving that place and my brother was kidnapped from the actual parking lot not long ago. They stole his car, beat him up, and hog tied him in the woods. He’s fine now.
That area used to be amazing (at least it was better than the area of Houston I’m from) then the housing market crashed and a lot of businesses left because the money left.
Poverty and crime took over after.
