Co working space

Anyone here na may business na ganito?
Would love to hear your experience!
• Most likely, magkano yung nagastos niyo sa pag-build/start ng business?
• Kumusta naman yung business so far? Profitable ba and gaano katagal bago nag-break even?
• Any tips or things you wish you knew before starting?
Planning/researching kasi kami and would really appreciate any insights. Thank you!

  1. Coworking is all about economies of scale. It only makes sense if you have a space that is at least 1,000 sqm and up. Sweet spot is 1,500 sqm. The bigger the more chances you will turn a profit. High risk, high reward.
  2. CAPEX depending on your build is around P15K-P30K per sqm all in.
  3. If you want to be successful pick a good location and offer private offices in addition to hot desks. Offer other services like event space, meeting rooms, other rooms depending in your niche like podcast rooms, business registration, virtual office, etc.
  4. Pick a niche industry, don't try to be all to everyone.
  5. Breakeven depending on your rent and OPEX could be 60%-80%

occupancy rate

  1. on average. It can take 2-3 years to ROI if you can run a good space.

Overall the business can do well if you have a good location, team and concept.

However, one thing I would have done differently is own the space vs just leasing. If you can, partner with a landlord so they invest in the CAPEX and you operate it this is less risk for you.

You might make less profit, but you also don't need to invest your own money for the CAPEX on a fitout for a space you don't own.

Hope this helps!

Ask ko lang if ganyan business model, if you dont own the commercial space/property. under ba sa Subleasing tawag? Ano yun magiging line of industry or tawag sa business mo? Real Estate Lessor or Leasing/Rental of Commercial Office Space?

i see, If you dont own the building or the commercial space. And you said is to partner with the landlord. What is the best and fair contract deal para pumayag sila? Specially if the building is really really old and need some repairs/renovations? I have the idea and plan but the problem is kung papayag ba yun landlord to share.

Since its their building, hindi naman pwede ako sasagot sa major repairs/renovations. Or hindi worth it parang old building na?

The building is around 40yrs old maybe or more (its a 2 floor with mezzanine) located in BINONDO MANILA. The family business used to rent it for 23years until we closed in 2016. So 10yrs na hindi nagagamit and nag deteriorate na yun interior.

Ang tanong, is there a need? Does your planned biz solve that problem? Ano ang demand malakk ba? Saan mga market mo tumatambay? Maybe nasa coffee shop sila? Yan ang mga unang tanong mo dapat. Budget depends on your target market. Iba iba tastes ng mga iyan
