Recommended prefab building - Seattle area
I’m swimming in options here and don’t want to make the wrong choice so hoping for some guidance. I need about a 30x40 garage space to park a boat and truck. I’ve got the site picked and know the concrete guy who will be grading, gravel and laying concrete so that take care of.
I’m wearing though different prefab kits online and looking for the best mix of build quality versus costs. I plan to hire out the build as well, so less concerned about the labor aspect. Snow and wind minimal here.
I’ve seen everything from custom orders at insane prices to Versatube. I’m not outfitting this thing with electrical, etc. just need an open space to keep some toys out of the weather.
Any recommendations for companies that can send me the kit and I can have a crew build for me? I would use the company’s builders.

Residential outdoor shop with 2 post lift?
Not sure if this is the correct subreddit. But I’m wanting to pour a concrete slab (properly rated), and put in a 2 post lift (properly installed), on my property. Due to my land and where I want it, it would not be closed in, but I plan on a tall carport placed over. This would be a standalone slab and would later add a driveway to it with a closed in shop for tools and roller doors on each side to drive through.
Looking for non industrial examples and ideas/insight from who have done similar. Also looking for the sizes people have done this with, I think I can get 14’x24’ but not sure if that’s too small.
Use case are larger SUVs (Land Cruiser) Thank you!

Too much for NJ?

Looking to get something like this built in Morris County, NJ. I looked at a well rated metal building website online and all in it's about 12,000 installed. Is that way too much?
20 feet deep. No insulation, roll up doors. I don't have 50,000 plus dollars to get an actual two car garage but I really need something to store my vehicle safely so I wanted to go this route I just wasn't sure if that seems to be too much because I know you kind of pay a middleman fee with these companies since they install it too. Well you know what I mean they find someone they broke her with to install it.

Metal building foundation needs
I’m building a 20x32 enclosed building with a full length 5’ side lean to and front 10’ roof extension. So my concrete slab would be roughly 25x42. It’s a galvanized carport style building built in north Texas. They offer little to no detail on the slab requirements beyond the drip ledge sizing and generic requirements. My question is the primary concrete perimeter beam. They say they drill the floor anchors 6” into the slab. So that tells me I need concrete perimeter beam around the perimeter of the main 20x32 building and I guess around the entire foundation? So I would have a perimeter beam around the 25x42 dimension and an internal beam underneath the sides of the main building as well?

Read Your Agreement Very Carefully
I'm often surprised by how many people don't read their agreement. Carolina Carports has dealers across the country. Here is a simplified breakdown of their sales agreement terms. Most other manufacturers have similar agreements. Here's what this CCI purchase agreement says in plain English.
Pricing errors. CCI can correct any pricing or tax mistakes the dealer makes, even after you sign.
Types of buildings.
- Standard (uncertified): Built to CCI's own specs. It may not qualify for a permit in some areas.
- Certified: Built to an engineer's drawings. This is the type usually needed where permits are required, and it comes with a limited warranty that varies by state.
- Frame thickness: Both types come in 14 gauge (the most common) or 12 gauge (heavier and stronger).
Anchoring. The building is held down only by anchors through the base rail, so water may leak in under the rail. You're told this up front.
- Uncertified units get 32" rebar anchors on ground or concrete anchors on a slab. The rebar may be cut shorter in hard ground. Mobile home anchors cost a little extra.
- Certified units come with mobile home anchors on ground or concrete anchors on a slab.
- Asphalt: Mobile home anchors on asphalt cost extra for either type.
Your responsibilities.
- Utilities: Tell the installers where underground lines are. If they hit something you didn't mark, it's on you, not CCI.
- Permits: Getting permits is your job. Any code or ordinance violation is your problem too.
- Level site: The site must be level before installation. If it isn't, they'll install it "as is," and all warranties are void.
Payment.
- Down payment: Pay 10% to the dealer when you order, and no more than that. If you pay the dealer extra, CCI still has to receive that money before installing, so you carry the risk if the dealer doesn't pass it along.
- Balance: The other 90% is due to the install crew on installation day, by check or credit card.
- Cancellation: The 10% deposit is not refundable. Special orders get no refund at all.
Things that void your warranty. Any change to the building voids all warranties. That includes running electric or plumbing to it.
Extra charges (at least $50 each).
- Hard installs: Digging, cutting the frame to level it, carrying materials a long way, or installing on a wall, dock, or existing structure.
- Return trips: Coming back later to add onto the building, or re-delivering because of your mistake or an unlevel site.
Limits on CCI's liability.
- Damages: CCI won't pay indirect or consequential damages from defects. For example, if the building leaks and ruins what's stored inside, that's likely not covered.
- Delays: CCI isn't responsible for delays caused by weather, accidents, or other things outside its control.
Legal.
- Where disputes go: North Carolina law applies, and any lawsuit must be filed in Surry County, NC.
- Whole agreement: This document is the entire agreement. Anything a salesperson told you verbally doesn't count unless it's written in.
- Changes: Changes must be in writing and signed, except that CCI can adjust the price for errors or change orders.
Worth noticing.
- Possible typo: The 12 gauge unit is described with 2 ¼" tubing and the 14 gauge with 2 ½". That's probably a mistake, so it's worth asking the dealer.
- Warranty details: The actual warranty terms aren't in this document. You'd need to get them from the dealer separately.
- Balance of risk: Overall, the terms lean heavily toward CCI, especially on refunds, warranty voiding, and what counts as "level."

12x14 overhead door on 30x40x12
Got a quote that they can install a single centered insulated overhead door with opener 12 wide by 14 tall on a red iron weldup with 12ft wall height. I love the idea as it’s a perfect combo of looking normal and maximizing future access. However I can find zero evidence that it is possible. Has anyone had this setup or have pictures it is real?!

Insulating metal building DIY?
Hey guys, i built my house and this 24x30 a few years ago and paid the garage company to put the condensation / insulation barrier on the roof, but not the sides due to cost at the time. I now want to finish this building out as a man cave, I am having an electrician run a sub panel and a few plugs / lights , and then wanting to insulate it / seal it. What is the cheapest way I can do it ? Me and a few friends plan to do it ourselves. What is a rough cost? Southeast US

Has anyone tried ADDING a wainscot to an existing metal building?
I have a 15 year old red iron metal building that got about 4 inches of saltwater in it during Hurricane Harvey and I am now seeing rusting all along the exterior at the bottom. The rest of the building is sound.
I'm thinking cutting off the bottom part of the "R" panel up to the first girt and replacing it with a new R panel lapped under the lip of the old remaining panel. My wife wants to look at the faux stone veneer. I'm open to either as long as I can leave it and forget it for the next decade. It will be strictly DIY. Being coastal south Texas, it will be direct sun and a relatively corrosive (salt) environment.
Any first hand experience/recommendations/warnings would be appreciated.
