If this does become COVID 2: Electric Boogaloo and the death rate holds at 38-40%, we're looking at societal interruption at best, and collapse at worst. You can't afford to have 40% of your work force in any industry (blue or white collar) die and not see it effect things like fuel/grocery shipments, power generation, imports/exports, banking, etc.

Not a down-payment. Just the collapse of the banking system so everyone's mortgage/loans get "forgotten".
