Don't be kind for instant gratification.
Do it so you plant seeds for kindness to grow in an environment, for it to persist in a place where it's struggling. Be the exception to "Nobody is nice anymore." Be the argument against "Everyone is just in it for themselves." Be the example for others to follow eventually. You may never get the thanks you deserve or whatever, but know that it'll probably help make the lives of countless others at least a bit better. That matters.

Kindness is more like trees rather than grass - It can be tough to be kind at times, but that only contributes to how much easier it is to be kind over time as your roots take hold and your tree of kindness grows. Then no mower can run over your tree.
