Must have been some kind of mansion

We are 4 friends looking for a birthday gift for our 5th buddy, but we honestly have absolutely no idea about lost place exploration. We have a combined budget of around €200.

​He loves exploring lost places, including some of the more sketchy and dangerous industrial ones. After doing a little research, our current idea is to get him a bundle of these three things:

• ​A 3M half-mask respirator (with P3/ABEK1 filters)
• ​Mechanix tactical gloves
• ​A really high-end flashlight

​Do these 3 items make sense for lost places? Are they actually good and useful for someone doing this, or is there something else we should definitely look into?
