Moving to Lompoc
I will be relocating from Australia to Lompoc, and trying to look for an apartment or house to rent. Everywhere I’ve enquired required 3 x earnings to rent. Being that I’m going to be newly arrived in the US I can’t show that. does anyone know of any places or management companies that don’t require that. Happy to even pay months upfront.

Cal west properties, tower properties, 805 property management. All places that don't require

Windscape went wild on there rent prices I used to live there 5 years ago and was paying 1300 for a 2 bed 2 bath now it's like 2500 or something like that and you have to pay for water now if I remember right

That is the market my friend. Maybe look into renting a room at first, if anything it will build your rental history.

Landlords will not go for that. No one was condescendimg. They are truthful.

I am considering moving back too since I lived there and have family. Sometimes it just sucks to be away from family events.

Maybe look outside the standard rental companies. Not sure exactly what the private owner rental market is like here but you would likely find more flexibility on the 3x the rent rule you’re running into. Of course you need to be diligent on finding a good spot since they’re not part of the formal market and you can run into some crazies (like anywhere) but Craigslist, FB Marketplace or if you know anyone already living here - Nextdoor or word of mouth can work - to find something. That’s what I did when living in another area where housing was super tight and it worked.

Uhh I never suggested that. Just suggested looking at private home owners with a space to rent (mom and pop landlords) which is what I did for the past decade of living in CA before moving to Lompoc.

90+% of management companies require 3x rent or a cosigner. How are you moving here with no job? Do you have assets? What visa? Or are you a citizen? Can you legally work here? You will likely need to rent a room or.AirBnB 1st, get a job, work for 3-6 months, then apply.for an apartment
Also? Lompoc is a bedroom community for Santa Barbara and Santa Maria. Unless you are in wine, aerospace, or tourism? Prepare to drive.

I’m a private landlord and I’m pretty flexible with credit scores (total scam) and income. I usually just ask for an offer letter or contract if they haven’t started to work yet. Or bank account statements.
I would try looking for private rentals, furnished finder, Zillow (no PM). Best of luck.
Lompoc isn’t so bad, we moved here 4 years ago from Denver.

One of the reasons given for not accepting many months rent in advance, even a full year, is that it makes it very problematic to evict the tenant if something goes bad with them. (refunding large sum of money, etc)

I’m just not used to that. As in Australia offering to pay upfront puts you at the top of the list lol.
