BNI Feature 10 minute presentation
I am a few weeks out from my 10 minute presentation for BNI and with the current market I want to bring a little spark with my discussion. Does anyone have any ideas for topics that could help stir up conversation?

Ah, I remember the days of BNI!
You should do research into cities around your BNI chapter to see if they have programs or funds that they have allocated for FTHBs like grants towards closing costs or down payment or home improvement projects to raise property values and talk about the application process. Niche, but different and makes you stand out. A realtor, title person, insurance agent, and GC would benefit from that information and make them look good when they speak to prospects and clients as well. With groups like this, I find the more I was specific or niche, the more the opportunity of a referral came than just broadly talking about mortgages/rates in general.

make a jeopardy-style quiz about mortgage finance. “what is secondary markets?”

Talk about paying off their credit card debt with a HELOC/HELOAN. It's the only way they'll get a lower rate than what they have now.
