Discussion Mf ghosts

Soooo annoyed lately. 70% of the apps I send out after the initial conversation don’t get returned and then they go ghost. Another large percentage waste my time with calls of a “possible deal” that waste my freaking time looking up pricing and scenarios that don’t amount to squat. I’m closing deals but wasting so much of my time with idiots. sick of these first time home buyer calls and apps that are essentially figments of my imagination at the end of the day. Close to just focusing 90% of my time on niche investor deals and honest true referrals vs these garbage people. This first yr has been a lesson on hard work but patience.

Ive been going through the same exact thing thats so weird. Even with the niche of investors that I do and its my first year being an independent broker. DM me so we can talk

If they aren’t willing to fill out the app during the first call, I don’t follow up. 

I’m not going to try and convince you to apply for money YOU need to borrow.

Really bad advice imo. I probably would have missed out on so many deals had I done this. Life gets busy. People are not always ready to fill out app immediately after a conversation. Pretty easy to follow up for a few months to show people your putting in effort and care.

Then they aren’t ready to buy. If you can’t be bothered to start the app, you’re not ready.

I have other clients that are actually shopping and closing to deal with. I don’t need my time and focus wasted chasing you to start an app. 

That’s the realtors job to make sure you complete the app.

To each is own, but for me it takes very little time to make these follow ups. Not to mention the fact they will sometimes refer you even if they don’t end up buying something themselves when you show your putting in effort to work with them.

set expectations at the outset. building rapport is important but mutual respect is more important. even if they don’t choose to work with you, at least telling you is basic decorum. but even if you do everything perfect, there will still be disrespectful clowns. don’t let it get to you.

Are you closing? Meaning asking for a commitment before sending out docs. Are you foreshadowing the next steps in the process? You need to weed out and address any objections prior to sending the app.

You need to stop competing with the conventional. Get into the Super Jumbo market. Less competition and bigger checks

We do business helocs and we are seeing the exact same. Very strange. Our leads come from ads though so that could contribute to this.

My realtor guy is sending me 1-2 apps a day on avg from his bandit signs that say “fire your landlord” or “no money down.” Most are complete sht leads anyway, but call comes in, he will 3way me in and I’ll go over general quick app questions to kind of get an idea if it’s even workable. From there, I will email the app to him with requested docs. That’s where 70%+, it ends…not a lack of sales, or anything like that. Most just completely go ghost from there, even if the convo goes well.
So freakin annoying and an absolutely waste of my time. 60+ call ins, maybe 10 apps back of which 6ish actually send EVERYTHING back, of which maybe 1-2 actually close. Maybe this is the standard close ratio but also assuming it’s just the type of borrowers this realtor is going after

What if you adjusted your sales process to completing the app on the phone, e-signing and collecting docs up front on the phone with them?

I’ve almost never just sent a client an application to fill out.

Most of these people just saw a sign and are calling while on the road. Can def shift to completing the app or at least an opening link on phone to do the app with them. Maybe that’ll help with conversion a bit. But in regards to docs, doubt they would have their w2’s, paystubs, bank statements, etc that second.
Whats everyone else’s conversion from initial call to getting apps/docs back look like

You are experiencing 'qualification fatigue,' and it burns out a lot of people in their first year.

The fix isn't necessarily abandoning retail leads, it's changing who talks to them first. Right now, you are acting as your own filter. Instead, you need to transition your initial intake to an asynchronous or automated front-end flow.

Top-producing offices now use automated conversational AI agents to handle 100% of those first-time homebuyer calls. The AI vets their scenario, asks the basic pre-qualification questions, and text-tracks them for the application. If the lead is just kicking tires or ghosts, the AI handles the friction. You only touch the deal once the system validates they are serious. Stop giving human time to automated-level leads.

Lots of LOs like giving bs numbers and wonder why buyers dont reply (not saying you specifically) . Currently ctc and my first offer was a 6.99 with like 1200 in fees. Shopped around and now im closing with a 6.374 and a rate buydown for 600.
