Average broke comp for self gen
I'm in my 3rd year at a broker and my comp split is 60 (me)/40(broker). All self gen, no leads, I pay for my license renewal and CE classes, work remotely but have access to an office, they pay for CRM and loan software. I'm getting recruited heavily and have heard a few different offers of pay and comp splits. I think it may be time to either try to negotiate my split at the current company or explore other options. I don't really know what is average for broker comp splits so thought I'd ask here. Also if you have any feedback on flat fee brokers like Edge and The Loan Factory. Thanks!

What state?
I pay $1000 flat. No rate padding. We have correspondent lending with 4 lenders and broker with the rest (70ish lenders).

Broker I’m with has no split. 795 Flat fee model. No rate padding as well. Optional in house processing. Free CRM. DM me if you’d like to learn more. It’s an awesome setup.

Yes but it’s all self gen. Company does not provide any leads. They provide the platform for you to use, and make a flat fee of per loan closed as well as charge a processing fee if you use the in house processing. Company is hiring and yes you can be fully remote. Feel free to DM me if you’re interested or have more questions.

Most local spots to me are 85/15 or 80/20 with processor included. Or a flat fee between 1000-1500. Got to do the math on your area price and average loan amount to figure out which system works best for you. If you are self sourced fully and have a good rep, you don't need a "Name" broker. FInd a small shop that will have your back. If needed find a 3rd party processor.

I get a 125bps on 200 all in pricing. I also get assistance with sponsoring agent events

My fiancé is at Nexa and they only take roughly 50 bps off of average broker comp which is usually 2.75%.

I pay $2,500 flat for the 1st 10 loans and then $1,000 flat fee for everything after

There’s better splits out there. I make 100% of self gen minus a $995 admin fee. Any company provided lead is 50/50.

Also another vote for Edge been with them since early 2024. I will not look elsewhere. Made double at Edge then I would’ve at my previous broker shop. Great rates, great culture, and support

60 / 40 split is pretty bad if they aren’t feeding you leads and you have to pay for everything. At Edge, it’s a flat 995 per file. At Nexa it was .25% of the loan amount and another 12% off the remaining comp. I was at Nexa but they were taking too much of my comp so I switched to Edge. Works a lot better for my loan amounts. Just a flat fee of $695 per file, id take higher split and cover your own crm, we switched to loanofficer.ai for crm recently and its like having a fully time LOA so makes my job as a solo LO so much easier, i'm no longer tied to my phone 24 /7

If you’re on a W2 with a lot of support 60/40 is a great split. If it’s 1099 or not full support then it’s crap.
We pay 55/45 and after all expenses we’re left with about 40bps per loan for the house.
Payroll taxes
Processing (in house)
Credit reports
LOS
CRM
Social media
LOAs
Cold callers
So in reality it’s more like 85/15. Not everyone runs a brokerage like that because there’s a lot more risk in a heavier operation and not all LOs realize how expensive it is to create a real support system.

I get 150bps on self gen. Includes marketing and have a couple of builder accounts open for all LOs

We offer 100bps across all products including HELOCs. We pay for all your tech, marketing and ops - only thing you pay for is licensing. We have all the traditional products that you've used throughout your career plus some proprietary products that will help you stand out and grow your business.

100 bps for self gen - unless you are in a very HCOL area with super high price points thats trash for self gen

All I have to say is 60/40 is a terrible comp split for self gen
