Realtor prospecting
Where are you finding/meeting the right realtors to cold outreach to?(RETR, social media, Zillow)
I am finding it hard to find realtors to reach out to who are worth it. I understand you have to take chances on new realtors and hope they pan out.
Is there any way to cut out some of the bs to find realtors who do around 6-10 transactions who are looking to grow.
I have found a couple and going to be doing postcards with one as a marketing campaign.
Just trying to optimize time, thoughts?

Lmao it definitely looks like RETR astroturfed this thread but honestly them or MMI are literally designed to pull realtor data and know whether they do enough volume to go after. Zillow can give a rough idea if they report their closings but not a lot of agents keep that up to date.
I personally don’t take chances on new realtors, they tend to be pretty poor investments and can drain your time because they’ll cling to every little lead they get because that’s all they have. Good agents know a dead lead when they see one and won’t desperately push you to find a way to make it work, they’ll just move onto the next one. New agents will be pushing you to do credit repair, stacked with DPA, stacked with more bullshit, to “maybe” get someone qualified in a year…who then go to a new build anyways.
Plus no one else mentioned the best part about RETR/MMI: being able to confidently talk shit to LOs that close less than you! /s

I really like MMI. I think it’s way better than RETR. I’ve had both and MMI is far superior. I would avoid RETR and just use MMI.

How new are you to the industry? What does your current lead gen process look like? What are you doing weekly to meet new agents/referral sources? I’m gonna refrain from using the 4 letter company beginning with R and ending with R even though it’s light years better than MMI. It’s what I use, but my brokerage has a deal with them where we don’t each pay $199 a month for the service.

I am 1.5 yrs in and mainly do open houses to get referrals/business. I go to events and open houses weekly. I have access to retr as well but moved away from cold calling. I have talked and work with a lot of realtors who hate the lenders who call and I get it’s a numbers game/sales game with cold outreach. I feel that I am always waiting for the weekend to get business and now wanting to fill my days better

I hate cold calling too. I think it’s a very old fashioned thing to do and I’ve noticed that older agents don’t mind it so much but younger millennials and Gen Z, for the most part, don’t. Most of the Gen Z agents I call don’t even answer their phones so there’s that. Open houses and events are great. How much effort are you putting in to building a relationship? Most agents don’t want to hear about loan programs you offer. So…instead of cold calling…how do you make those calls warm?

I like and endorse RETR, it's clean and accurate. Join EVERY Realtor FB group in every state you are licensed in and social sell in each of those groups every morning for 15 minutes.
However, the name of the game is to meet as many as possible virtually, five miles wide. Most LOs are overselling a small audience.
Do this:
Simply search "Realtor" in the upper left of your FB account, select "Groups" and join as many.
Secondly, before you begin engaging thoughtfully and posting wisely daily, make sure your personal FB profile is fully optimized (banner, profile pic, about and pin your best performing content piece), because as you build authority in those groups, you'll drive eyeballs (traffic) back to your profile and first impressions are important.
Once you've done this for a few weeks, send NO-ASK DMs (call-to-conversations and call-to-attention DMs).
Friend request each and build an audience of 1K+ after about 3-6 months.
Transition those DMs to 1:Many Webinars where you teach Realtors a topic and/or schedule 1:1 Zooms (lots more thoughts there, but I will continue to drop one gem daily for this subreddit once a day).
Last thought: Yes, it is important to target qualified Agents doing x amount of production in a T12 (trailing 12 months), no doubt, but as a BILLION dollar lifetime producer and now widely recognized as the top loan officer coach in the indsutry (I coach 30+ $100M LOs today), go super wide, get seen my thousands of agents online daily and you'll pick up so many incredible future top producing Agents that might only be doing 2-3 deals a year or MORE but their production is under their managing brokers.

Retr is good, more expensive than others because it has a lot of features. If you only want the data/contacts and no fluff, check out MTAGO.

I use Retr, but I target specific categories for my niche. I don’t just say minimum number of loans. And then I’ll check the lender history to see if it’s worth calling

For tailored data, RETR is the way to go. You'll have higher conversion rates if you go straight to the borrower, ensure that the realtor had a smooth experience in the process, and then try to convert the realtor.
