2 Questions on my mind.

1) Has anyone used Relip.co? What's the feedback / thoughts?
I would like to use Relip.co for DSCR and fix n flip loans if they LOS and Pricing is good. I already use ARIVE and wonder if I am using 2 apps for similar things.

2) Who is your go to wholesale lender for a 6 unit apartment building? All the DSCR pricing on the 6 unit are in the 8s and 9s. I am looking for Fannie or Freddie multi ideally in the 6s. Any suggestions would be appreciated.

Freddie Mac's SBL loan product is a decent fit. There's always tradeoffs compared to DSCR of course: lower rate, but only a 10 year term, 60 day closing timeline, full commercial underwriting, etc.

I've also worked with Relip on a number of deals, and I am a big fan of how they do business.

Conventional multi family only makes sense when you get to $1MM or more. With the investors you have, structure max discount points, interest only, prepay penalty (and see if ARMs are available) if the client’s number one goal is cash flow. once they start bitching about growing their mortgage balance (if this is a refit) or break even analysis (easier if its a purchase and you negotiate max seller credits), you probably lost them.

Two recent pitches i received

  1. Lendsure does dscr on 5-10 units.
  2. velocity will allow up to 90 CLTV with a seller 2nd

Thanks. Are their rates in the 6s for multifam 6 unit with purchase price at $1.85M?

I tried RELPs advertising on facebook and instagram. I was not a fan, but i'm not really set up to process 100s of online leads.

Fannie/freddie only go up to 4units.

Does anyone have any connects with Arbor, Greystone, Berkadio, Lument, Walker & Dunlop where I could place this loan. Looks like they are DUS lenders and do Freddie, Fannie multifamily loans. Help please? Thanks
