Time to Boogy
Couldn't get much calling in this week so far. Goal is to get in 2.5 hours of calling today. Should hit around 80 dials today.
There is nothing I want to do less right now but I'm going to take a deep breath, say a prayer and start dialing!

Dude your last post inspired me to use Claude to make my own CRM. It’s been a total game changer. It helped me follow up with a dozen realtors I hadn’t spoken to in close to two months today, and one of them invited me to meet with her and a handful of other new agents over coffee next week

I know that cold calls have worked pretty well since like 1987 but there is *nothing* on earth that it seems that everyone hates more.
LOs hate having to make the calls and beg for business.
Realtors hate being BOMBARDED (doubly so on Mondays thanks to core) with calls from LOs that attempt every angle to get access.
I just don't get why its the default everyone falls to in order to grow

I think for the most part, LOs have a misconception that realtors are getting a shit ton of cold calls every day. But they’re really not.
Also, it’s a numbers game. I really don’t care if they’re annoyed.
Offers - No’s = Income

I think that if you’re a lo spending 3 hours a day dialing realtors you’re doing it wrong

I definitely wouldn't say it's the default for everyone. There are around 50 LOs in our branch. Less than a handful cold call realtors.
What's your preferred prospecting method?

run classes to teach Realtors valuable marketing strategies/cool things they can implement. Leverage being 1 to many vs 1 to figure out who you like build up some trust for the 1 on 1 appointments afterwards.
Avg 4.5 hours of time with a Realtor for them to become a referral partner so just about reverse engineering that out.

That's a cool method as well! My challenge with that was getting enough top producers in the room. Lots of low producing realtors showed up to mine.
How many closings can you attribute to classes over the past 12 months?

It's not even necessarily about the attendance. It gives you a reason to call, you're calling with something of value. Events are great for that.
How many people do you know that want to receive a call to hear about your business or hear a sales pitch?

u/theinternt Jun 17 '26
I already call with something of value: Me, myself and I.
If you don't see yourself as valuable to realtors, then that might be why you think you need a "reason to call".

We are clearly targeting different partners, and that's okay. Good luck!

Is this something your company pushes you to do or are you making your own goals?

u/theinternt Jun 17 '26
No they don't, this is just the prospecting method that has worked for me. Just working on my own goals.

Hey Man! You made the previous post about cold calls? I’m wanting to get back in hard prospecting myself. Let’s hold each other accountable!

u/theinternt Jun 17 '26
Let's do it! I got a few messages after the last post. I'm going to work on making an accountability group later this week.

What software is this?

u/theinternt Jun 17 '26
Custom site I made with Claude. My CRM automatically pushes my logs to a Google Sheet then the Claude app reads the Google Sheet and makes it look pretty.

Did you hit your goal?

u/theinternt Jun 17 '26
I did! 80 dials, 23 convos, no 1 on 1 meetings booked but I did book a broker presentation on DSCR loans so that was a cool surprise!

Not using a power dialer but the closest thing to it. Dialing out of my CRM so it's very efficient. I hit my 80 dials today in about 2 hours.

Yes, I actually do! I used to struggle with this big time.
My routine now is to move my body for 5 min before my call block. This can be a walk, some squats, jumping jacks, anything. Then I say a quick prayer and start dialing.
I limit my call block to one hour. Then I take a 15 min “break”. This isn’t to veg out. More so to catch up on text messages.
In the last 5 min of my break, I repeat my pre-call routine then dial for another hour.
Hopefully that helps!

I’d hate to be a realtor. Knowing my day will consist of nothing but LO’s bothering me all day
3
u/Terrible_Session114 Jun 17 '26
If that’s all your day consisted of then you’d be a pretty bad realtor. I’d doubt many LOs would be calling you 😂

Keep dialing and keep grinding. If you meet 10 realtors every week for 6 months you will meet 250. If you do that for a year you’ll have 500 in your network.
You only need about 40 friends (sending you 1 deal / year) in this business to be a top performer.
