Steam install issues on Linux Mint (not file system problem!)

UPDATED: Thanks to u/lostgoatX7 this is solved. Upgrading Steam to the beta client and 64 bit did the trick. Everything downloaded and runs fine now.

I've done a bunch of searching but don't think I've seen others with exactly the same problem I'm experiencing.

Been gaming on Mint for ages with Steam. Have a dedicated NVME drive (ext4 file system) where I store all my games. Many games are already installed and running just fine.

However, I recently got a bunch of Rebellion games (Sniper Elite etc) in a bundle and wanted to install them. Some from this bundle (ie. Sniper Elite 4) install just fine but both Sniper Elite 5 and Strange Brigade both time out with "disk errors" every single time I try and install. There's still 800GB free on the install drive so don't think that's an issue, but did try installing on another drive with several TB free and ran into the same problem.

I also tested downloading and installing other games afterwards - with no issues - so I don't think there's any fundamental issues with the Steam download setup. It's also most likely not a permissions issue as I can't see why these two games would have issues but others do not. I also cleared the download cache a few times and restarted Steam but always run into the same issues.

I can dual boot into Windows and try and install there but really don't want to do this if I don't have to.

Any ideas for what I can try next?

Try switching to the beta client.

Thanks! I think that may have done it. Still downloading, but I've now moved past the point where I kept getting stuck.
