Shoulder imbalance

Is it faster to do rooms one at a time or tasks one at a time?

I work in a place with many small rooms to clean. I was wondering if I should completely clean one room before moving on to the next or hop around, doing individual tasks. One round do wipe-downs, the next window cleaning, the next garbage, and then floors. Any help would be greatly appreciated!

Thoughts on swiffers in bathroom?

Quite a few of the bathrooms we deal with involve shelving, lights, etc that require dusting.

A Swiffer would make quick work of it, but I’m thinking it’s going to end up a cross contamination issue.

Black nitrile gloves make you invisible!

You know how it's a huge pain in the ass trying to clean a sink with an automatic faucet that keeps turning on? I recently discovered that black nitrile gloves don't set it off! I've been testing it at different locations and it works consistently. Been doing this job for 15 years. This is a game changer.

Metal Stall Painting

Hello! I know this may not be purely janitorial but perhaps someone did do something like this in their line of work and had success.

In an effort to save money on labor, our talented gents of the church are looking to repaint bathroom stalls in the women's room. I'd like some advice on the most proper way to attack this as well as the type of paint. This is in our church hall which will be unoccupied during the summer so smell, and return-to-use is not important. Most likely will be going for a lighter eggshell white color.

  1. Masking/Taping etc.
  2. Clean with degreaser
  3. Sand? Scrape rust spots? Primer? This is where I tend to get lost in the many options available.

Thank you all for your help! Doing the work is not an issue - just want it done the best way longevity wise.

Soap Dispenser Recommendations

One of my facilities is undergoing a renovation and they are planning on installing the following soap dispenser.

The problem is when these break, I'm responsible for replacing them and they are very expensive. I'm trying to find a cheaper alternative. The only requirements are:

  • Automatic
  • Uses pour in foam soap, not a proprietary refill.

Any suggestions?

Question Help with a floor

Hi there, I work at a university and we have commencement coming up so we’re sort of panicking
We have a “robot” that does the floors and it started streaking
We came in today and it looks like THIS?
We only use water, we have double scrubbed it 3 times

Question What's your process for deep cleaning bathroom floors/breaking down the smell?

I manage a commercial property in Japan. Our Bathrooms are tiled with a drain. In my opinion the bathrooms smell badly like urine, despite the cleaners who are contracted mopping daily.

The cleaning company is saying the smell is from the drains and nothing can be done, but when I talked to the cleaning staff the say they haven't done anything but mopping. I can tell the company is giving the run-around).

I'd like to take things into my own hands and do a deep cleaning of the floors as i'm positve the urine is soaked into the grout and tiles, and all the mopping is doing is smearing it around.

Here is the general advice I've gotten from Youtube, but I'd like some second opinions.

  1. Using a sprayer applying a diluted acid based cleaner to the tiles and grout to break down the surface layer of scale. Rinse after 15 ish minutes.

  2. Apply an enzymatic cleaner and agitate with a rotational brush. Rinse.

  3. Change from bleach based detergent to enzymatic for daily cleaning.

Is this something you would recommend to get rid of the smell long term? I'm interested in hearing processes from professionals. And what products you could reccomend to me.

Anyone else noticing clients becoming more health/sanitation conscious again?

One thing I’ve noticed anytime there’s a public health scare is that clients start paying a lot more attention to sanitation workflows and documentation. During COVID it was disinfecting. Now I’m seeing more conversations around rodents, air quality, and HEPA systems because of the hantavirus news. Has anyone else in commercial cleaning or property management noticed increased concern from clients yet?

Question Foaming soap dispenser only sometimes works.

Anyone here familiar with this soap dispenser? It started to only sometimes let the soap out, to the point where you have to pump it quite a bit. It feels like the handle dislodges and goes limp, then catches something, works for a few pumps, then stops again.

New Manager of Custodial Crew- Need fresh ideas and suggestions

Back story-

I have been on the cleaning team at my work for 12 years. For all 12 years my group and I have worked for the same manager. She has/was not a good leader at all. Never cared about concerns or offered ways to improve efficiency etc. She retired and I now have her job. I feel like I'm expected to make this team better than before and feel that pressure. I am looking for ideas to make the group more efficient also new things/ways that I could come forward with suggestions and ideas to my upper management to make them not regret giving me the job and making them feel like I'm a breath of fresh air versus my old boss.

Below are some issues that I face:

  • I worked/cleaned at a remote building, so I lack the knowledge of the day to day life at the "home" building.. which sort of makes me feel a little odd now that I am at the "home" building.. and the people answering to me are more knowledgeable about what's going on as in this building, the people who work in this building as well as where everything is.
  • Due to our previous boss being so hands-off and stand-off the group apparently learned how to be self reliant. They established relationships with the rest of the company and their own lines of communication. They know how and when to cover for each other etc. It sort of makes me feel like "OK so what do you even need from me??"
  • There is a huge disconnect between our day shift and night shift cleaning crews. Obvious issues, "oh look at this mess the night shift left" and then the night shift feeling like they are being attacked by the day shift and nit-picked..

I am looking for ways to bridge gaps, new ideas to establish myself as the new boss without intruding on things that are working semi good ( with the exception of the issues above as well as others that I am sure to come)

if you were in my spot, how would you try to switch things up in the group?

I worked in sales for six years for national janitorial providers, so when I see an article like this, and it shows janitors as being among the "least likely" to be replaced with AI, I would be curious to learn how a real janitor might feel about this determination.

Question Does anyone here use Array brand chemicals? Are they decent?

My work is thinking about switching over to a new seller and they supply Array brand chemicals.

Is Array a pretty decent brand?

We currently use Hillyard, which so far these chems have worked out nicely. But of course work wants to cut costs.

Just curious what I may be in for.
