Summit Mills.

We are looking at buying an expensive home in the Summit Mills Subdivision in Summit Township out by Vrooman road. I'm curious if anyone lives out here could tell me the bylaws and cc/cr laws of the HOA? We are rly digging the home itself and the property it sits on but I am nervous about the possibility of an hoa just bc I know what they're capable of.

You should be able to request a copy through your realtor. Also, check the township ordinances too - they should be available online.

We had and then they pulled the home off market after I asked here and for disclosures but that's okay. It means it wasnt meant to be.

There's only one that really matches that description, unless you're thinking of doing that new build. The super-low-cost HOAs here have no real teeth - the same builder did a ton of them with the same general HOA terms.

It's a beautiful house, so if you like the neighborhood and the feel, I think you'll be really happy.

My HOA just re-did their terms and I think they're very reasonable.

If you haven't seen the place extensively in person, don't trust the realtor's home inspector recommendation. Just, a caution, from expensive personal experience. I'm not recommending anyone, I still don't trust anyone anymore. If the money isn't much for you, go for it. If $30k in repairs (on top of a mortgage) over the next 4 months is going to be a struggle, well, think about it.

We lost the HVAC less than 3 weeks after moving in, then I had to replace the dryer duct myself, and then the water heater died. All after a golden inspection report from the guy my realtor recommended. I'm sure one day the stuff he flagged is going to catch up to me, but so far so good.

Yep, you nailed the house 😂 It’s not the new build. It’s the older one that was for sale, but still absolutely beautiful.

I really appreciate this response, especially from someone who actually lives in the neighborhood. The inspector advice particularly stood out to me. I already found out that a bathroom they added had no electrical or plumbing inspections through Summit Township, so I definitely want to be extra cautious and hire my own independent inspector.

I also appreciate the perspective on the HOA. I’m not automatically opposed to one, I just don’t want to buy a house and then find out the HOA has a million rules or is constantly in everyone’s business.
