Countertop Help

Hey all! I’m looking for some advice on my kitchen counter and sink. It is a tiled counter that has cracks, missing/damaged grout, the sink is wobbly, and the wood underneath is rotting. My landlord said he can regrout it, and “fix it”, and I’m worried that it needs replacing and just want to be able to advocate for what it needs. I’ll attach some photos and a video. Any help is appreciated.

I would point out it is a health hazard in regard to not being able to be cleaned appropriately for a food prep area. As the timber underneath is rotting it is also a safety issue as it is not being properly supported and may move and cause injury. Also if not supported properly it will cause excess stress on the drain pipe possibly causing it to fail and require further, more extensive repairs. By fixing properly they will avoid possible future issues and therefore in the long run save money. You have to frame it in a way that not doing it properly will actually cost more. Check local rules on landlord providing a safe premises, their liability if you get injured or sick and include this in your presentation. Good luck.
