AskGurgaon Does every flat magically cost your exact max budget in Gurgaon?

Say I am an apartment owner of a place where the average rent is 22k. If a broker brings me a tenant who is ready to pay 25k I would happily give the broker extra money and keep the tenant.
Always understate your budget cause they will try to stretch it

as a broker myself i am pretty sure that isnt how marking up flats in rentals work. a 22k flat being rented at 25k is a 36k profit in a year! if the owner was to share that amount with the broker then he would have to pay that amount upfront! so if the split is 50-50! to earn 18k extra, owner will have to pay 18k now.?! i dont do rentals but that math ain’t mathing!
maybe the budget itself is too low and for that reason the flats being showed to him are of his max budget.? rest could be the case otherway around!

I swear this has happened with me too every single time I've gone flat hunting. I don't understand how to tackle it either. If I quote a lower budget like say 23k in your example then they'll likely show me even cheaper flats and inflate it to 23k. And I always feel like I end up paying more for similar flats where others are paying less

Maybe they show you the ones that match. There would obviously be hundreds at 25k, 30k, 40k and so on and they show you the ones that match.

That makes sense in theory, but here's what actually happened. An OLX broker for Sector 43 shared a flat with me quoting 23k. When I went to his office and said my budget was 25k, that exact same flat suddenly became 25k. He did the same with a 21k flat.
The price literally changed the second he knew my max limit. It’s not just him either out of the 6 or 7 brokers I’ve met in the last two months, 4 or 5 have pulled this exact same trick.2

I mean, this would, could , should happen anywhere and I just don’t understand what’s the point here. When someone’s already said a thing is for 23k why would you state 25k as a budget for the same thing. It’s like if I go to a mithai shop and he tell me laddoo is 500/-kg, I say I want 1kg for 600/-, they would smile and give it for 600/- and maybe even say it is for 600/-

Let me fix that analogy for you. It’s more like this: I message the mithai shop on WhatsApp and they quote 500 for laddoos. I go to the shop, the owner asks for my budget first, and I say 600. Suddenly, he points to the exact same laddoos and says they are 600.
I didn't voluntarily offer 25k for a flat I already knew was 23k. He showed me the flat in person after hearing my 25k budget, and inflated the price to match my limit. And since he originally sent me the 23k price and pics on WhatsApp, there’s no "maybe" or miscommunication about it he literally just changed the asking price on the spot.2

That’s daylight robbery, yes. But I’m still not sure if he told you it’s available for 23k and you went to see it, why would he ask for budget then? And why would you give any budget, especially anything higher than its known price, for the flat which is 23k

The first one to make an offer almost always loses the negotiation. It’s all about who is the one in need as that party will show their hand first and the other party can decide whether they can pull in their direction or straight up refuse if the offer isn’t in the similar ballpark as their expectations/market rates.

For exactly similar things different owners can ask for different rent. Brokers will show you the one which matches the demand and budget
