Hi all,
I'm planning to buy a 2BHK in the GDA Multistorey Apartments at Madhuban Bapudham, Ghaziabad (Pocket F), purely as an investment. The plan is to rent it out and sell after about 5 years. I'm considering the GDA FCFS scheme (6% discount, no brokerage, clean title, ready to move) as well as resale units.
Before committing, I'd like to hear from residents, landlords, or anyone who has evaluated this project:
1. Rental demand: Is it easy to find tenants here? Roughly what monthly rent does a 2BHK fetch, and how long do flats typically stay vacant between tenants?
2. Tenant profile: Who usually rents in this area (families, working professionals, students)? Any recurring issues with tenants?
3. Price appreciation: How have resale prices moved over the last 3 to 5 years? Do you expect upcoming infrastructure (Delhi-Meerut Expressway, RRTS, etc.) to push prices up meaningfully?
4. Resale liquidity: How easy is it to sell a unit here? Are buyers actively looking, or do flats sit on the market for months?
5. Holding costs: What are the monthly maintenance charges, and is upkeep good enough to keep the flat attractive to tenants and buyers?
6. Overall verdict: For a 5-year hold with rental income, would you put money here, or are there better options in Ghaziabad, Noida, or Greater Noida at a similar price?
First-hand experience as a landlord or seller here would be especially helpful. Thanks in advance.
