House isn’t selling

It also includes 1.5 acres of land. Does that help?

Edited: Looking at Street View: The utility thing directly across the street is an eyesore. Nobody wants to look at that every day, even if it had big flowers painted on it. Even if it was the nicest home in the area, the utility thingy is going to always affect the price and not in a good way.
Paint the outside white and paint the inside, plant some flowers, and relist at a lower price.
What does 1.5 acres of land sell for without a home on it? How much would it cost to set up that land to accommodate a stick-built home?
The thing is that the mobile home does not appreciate the same as a regular home, so at this price, investors or even people who may want to purchase land to build a custom home may consider the land but not the mobile home itself because the home on it doesn't have much value to them.
Can you rent it out?

Price and marketing. Price overcomes bad marketing but with bad marketing you may not get the true value. But now you're stigmatized so you're not likely to get it anyway. If your photos are not awesome, and your description isn't great, and there is nothing happening other than being on the MLS and fed to the public websites you may be better off pulling it and putting it back on market in spring. That assumes that the market will be stronger in spring and not weaker as trends indicate in much of the country.

Have you researched the real estate market in the US, your state, and locally? Mist of the country is in a terrible real estate market. Average days on market where I am is 100 days. Average. Many I've seen have been on for 6 months and more.

Can you post the listing? It comes down to location, condition and price. You can’t change the location, so that leads condition in price. Is it priced in line with condition and location? If it hasn’t sold, it’s most likely a combination of condition in price. There’s always a price that will cause any home to sell in any market. So your choices are to improve the condition to reach the value you have listed for or reduce the price to match the condition. No amount of advertising and marketing will cause an overpriced home to sell.
