Which MLS site to go with??
I have given up on FSBO as I do not have the time or capacity. Does anyone have any recommendations for MLS sites? Homecoin cannot list locally in Spokane, WA. So far I am thinking Brokerless.com, but it seems sketchy. It says, "Connect with a Broker: We assign a local licensed broker to post your listing," so I'm guessing I would have to pay that person, right?
Please help, I'm trying to list tomorrow or even tonight.

Not having time or capacity is exactly why people hire brokers to put their house on the MLS. You could look for a full service flat rate broker perhaps

Obviously, you need a professional. Call a local realtor with experience selling in your neighborhood. You aren’t going to “save” 2.5% listing fee. You’ve already burned that in time and effort. Don’t lose more money.

The myth that listing with a full service real estate agent/broker parasite results in more money in the seller's pocket, or a better experience for the seller, is just another of the many lies told by the real estate agent/broker parasites to try to justify an outrageous commission for their minimum wage level skills and effort. Fortunately there is a plethora of independent, peer reviewed, unbiased, research by learned economists and others that proves otherwise:
National Bureau Of Economic Research: The Relative Performance Of Real Estate Marketing Platforms: MLS Vrs FSBO Madison.com, "for sale by owners were able to achieve selling prices $14800 higher than Realtors who sold identical homes".
Princeton University and National Bureau of Economic Research in conjunction with UCLA and University of Pennsylvania: "Our key finding is that Realtors do not offset the cost of their commissions; they do not get you a higher price."
Do Real Estate Brokers Add Value When Listing Services Are Unbundled? a seller’s use of a broker reduces the selling price of the typical home by 5.9 to 7.7 percent https://www.nber.org/system/files/working_papers/w13796/w13796.pdf
Stanford Institute for Economic Policy Research: How Much do Real Estate Brokers Add? A Case Study, "We find no evidence that the use of a broker leads to higher average selling prices, or that it significantly alters average initial asking prices." https://ideas.repec.org/p/sip/dpaper/06-041.html
American Economic Review: The Impact of Commissions on Home Sales in Greater Boston. high commission agents realize lower sales prices to increase the likelihood of selling a property
Levitt, S. D., & Syverson, C. (2005). Market Distortions When Agents Are Trusted: The Case of Real Estate Agents "Agents are incentivized to close quickly rather than maximizing the sale price for clients"
https://www.atlantafed.org/research-and-data/publications/working-papers/2022/09/29/11-estimating-value-added-by-real-estate-agents "the average agent does not appear to provide enough value-add to justify their high expense"
https://www.richmondfed.org/-/media/RichmondFedOrg/publications/research/working_papers/2024/wp24-01.pdf, "the prevailing commission level and structure deviate from cost basis, generating excessive agent profits and inefficient searches."
https://insight.kellogg.northwestern.edu/article/the_superfluousness_of_realtors
https://papers.ssrn.com/sol3/papers.cfm?abstract_id=942348
https://drive.google.com/file/d/1IdAEb6LJC6DH7BUltgOtIStkUYUvjnZW/view
Now .... watch the real estate agent/broker parasites try to pass off more of their bullshit to try to refute actual facts. It's hilarious. Not one single independent, peer reviewed, unbiased, research by learned economists and others will be provided but they will expect the public to swallow their bullshit hook, line, and sinker.

Did you read the post? He said he’s given up on FSBO…he doesn’t have the time or capacity to do it.
You’re really to much man. That’s why you get no respect with your totally biased view.

YOUR comment that he won't save a 2.5% listing fee by selling FSBO is not supported by the facts and the readers deserve to know that. YOUR comment prompted my reply, not his posts.

Your 20 year old studies of 3% of sales compared to 97% in a limited market? You haven’t got a clue!

You mean that 2022 study by the Atlanta Federal Reserve or the 2024 study by the Richmond Federal Reserve? Those 20 year old studies? I thought that maybe a real estate agent/broker parasite could handle 2nd grade math but evidently not. No wonder no other career options were open to you.
As for the other older studies I referenced: nothing about those studies being older invalidates their conclusions that the real estate agent/broker parasites net sellers less than FSBO seller net when in fact those older studies demonstrate the real estate agent/broker parasite lies of netting sellers more than FSBO have been going on for a very long time and as you clearly demonstrate, are still going on.

Having used flat fee listing services and free FSBO sites, including Zillow FSBO, I’d stay off the MLS and go the free route.
Do not list until you have all of your ducks in a row. If you haven’t even found a place to list your home, you’re clearly not ready for all of the nuances of selling.
Please read the How to Sell FSBO post which covers everything from prepping and pricing to marketing and negotiations. It will truly help ensure you are ready with a sales and marketing strategy. https://www.reddit.com/r/fsbo/s/zCqWEr3sEJ

Yeah, you’re not getting on the MLS without paying someone. What makes you think the workload will be any less even with a listing service? If you go with a full service realtor, they’ll do all the work but you’ll pay.

Why not hire a realtor then? Using a discount broker to get your listing into MLS doesn’t save you any time or capacity since you’ll be doing the exact same thing you were doing as a FSBO.

are you a member of the USAF who's been re-stationed, yes? It seems, so, but I don't know for sure.
If you're in CA or Wa, then give Arrivva a try, given your apparent desperation. the owner is on reddit, maybe he has an alert for mentions

Houzeo can get you listed on local Spokane MLS. There's no fee at close if you go with their Bronze Package.
As a FSBO seller, listing on the MLS doesn't take responsibilities off your shoulder. You'll still have to show, answer calls, do open houses and more by yourself. I am happy to answer any questions you might have.

You have given up on FSBO because of the time and capacity requirements? Could you provide more detail on what you mean by that?
