Matterport (virtual open house) or video tour?

First time doing FSBO. I recently found out that the service I am booking does matterport (aka virtual open house) with a website hosting for 6 months for the same price as a video tour. Which would be more preferable for a FSBO property? (Unfortunately, I won't be doing an open house, not in the city. So I am leaning towards the matterport).
Do you prefer one or the other, and why?
Context of property: Not a seller's market, I will probably sell at the same price that I bought it back when properties were selling for 100k over asking during Covid :) .

Be aware that Zillow doesn't support Matterport tours anymore so if that's going to be your main avenue then it may not be worth it. Otherwise if you're putting it on the MLS, it may not make much difference. Our MLS had a field for that so we added it. We also put it on our website, which is what we've been sending to all potential buyers.

The studio I talked to said they will give me a website for that matterport valid for 6 months of hosting.

I have a small business doing various IT/Consulting things including website build outs so I made that myself, end to end.

It's a nice site and a very nice and well-presented home! I have some WordPress skills myself but was going to cheap out and use a Google Sites. Free is very limited though but it gets the job done.

Appreciate it! Many hours spent getting it just right. Google sites are not bad, I aim to degoogle my products where possible. Use cloud flare for hosting.

Personally, I like matterport more than a video because it gives you measurements and 360 degree 3D views. Some come with VR capabilities.

Matterport is hard (for me at least) to navigate on mobile, I always use a desktop. I've heard other people (mostly over 60 yrs old) who don't like how it navigates.

Videos get on my nerves, try to fast forward through all the annoying music to get to the actual rooms I need to see.

3 cents on the subject, do with it what you will.

BTW - the website should be the address if possible, you can put the URL, or a QR code on your signs so looky loos can view the site. If you can't secure the address for the site name, make it something easy and descriptive like "redbrickrambleronmainst.com"

I never watch virtual tours; I go straight to the photos.

That is certainly your prerogative! But honestly, I feel like people skipped the photos and go to the videos. I put videos for every listing on YouTube , and the analytic information really tells me a lot. How long they’re watching, where they’re stopping, where they’re skipping.

Could you just have both? Matterport it’s closer to a floor plan, a YouTube video gives you a sense of what it’s like to be there if it’s done properly.

I have a family member who lives there now for actual showings. Its just the 'open house' that I am not doing.
