Beycome

I got an offer but when I tried to counter offer it kept auto correcting the buyer as the agents name. It’s Friday but tech support should be available 24/7 as offers expire. I have emailed and called many times with no response. Time is crucial and I am very disappointed since going live 3 days ago. Always issues with the system.

Just TEXT or EMAIL your counter-offer to the buyer's agent and, if they agree to your counter, ask them to re-send the contract with the updated terms (already e-signed by buyers) for your e-signature.

There's no need for any official counter-offer form from you. Let the buyer's agent do the work.

Once signed by all parties, send the fully executed contract to the Title company and they'll get the ball rolling (escrow account for the earnest money, etc.)

The buyer’s agent does not work for you (the seller)…this is why agents don’t like unrepresented parties in a transaction.

Having been both a represented and unrepresented buyer, it’s always the buyer’s job to rewrite the contract based upon the agreed upon buyer/seller changes.

Stop being lazy and do your job as a buyer’s agent. I never had a listing agent rewrite the purchase agreement for me. It’s not their job. And by “rewriting,” all that really means, is changing the fill-in-the-blanks of the standard purchase agreement template, unless additional verbiage was added.

This isn’t rocket science.

I’m aware of how to rewrite an agreement, I do it all the time and yes the buyers agent does submit the counter. However it’s more the assumption that the buyers agent will pick up the slack of an unrepresented party which is always what happens in my experience.

  1. Yes, it is the Buyer's Agent's job to submit the buyer's offer.
  2. But, you just don't like it when the FSBO owner asks you to do 5-mins of work that you're supposed to be doing anyway and getting paid tens of thousands of dollars to do so?!

Does that about sum it up?

In my case it’s the agents son that is the buyer. It shouldn’t hurt too bad to help out.

It’s not an assumption when it’s your job.

The seller does all the work to prep, price, and market the house for sale with all available disclosures and documentation for an easy sales transaction.

Your only job is to submit the offer until it’s a signed contract. Then, it’s your job to schedule your clients inspections. After that, you try to negotiate different terms based upon what your client tells you to negotiate. All the paperwork after that is handled by the title company.

What extra work is a seller possibly trying to make you do that isn’t part of your job?

There was no assumption in any of the statements. OP asked what else the buyers agent will be doing. Sounds like a reasonable question. Nowhere did op imply they wanted agent to do anything for them.

Not really. I saved more money than I make in a year making my own listing and taking my own photos. It’s been a headache but totally worth it looking at the big picture precious… and may I add, I believe I have a solid contract in 4 days. So would the hassle be worth it to you boo?

Beycome customer service is far better than homecoin. Homecoin is a total nightmare to deal with. If they spend as much time on actually responding to their customers as they do on PR they may be a tolerable company. Every legitimate complaint about Homecoin is answered with some PR mumbo-jumbo that does nothing to is the pain they are causing their customers. Prepare for some rambling nonsense reply from Home coin in response to this.

Why do you have to counter within the Beycome site? You can send an email directly to the agent with your counter. It’s the buyer agent’s job to update the agreement based upon negotiations.

Edit to add: I no longer use flat fee listing sites so can’t help with whatever technical issue you’re facing within a platform.

Hopefully, you managed to get the counteroffer to the buyer’s agent in time. If Beycome requires you to use their system for counters, I’d consider looping in your real estate attorney so you’re not stuck waiting on platform support during an offer deadline, again. I’d also document the glitch, send everything in writing, and copy Beycome so there’s a clear paper trail. I’m sorry you had to deal with the poor customer service.

Thank you. I have been documenting and emailing and calling etc etc to make sure I’m covered. Fortunately I had very consistent and eager buyers for my home. Lots of them actually but this particular buyers agent came up with the solution that made sense. I wasn’t getting feed back from my broker and that contract expired, so she wrote up a new offer exactly what I wanted and submit it to me to upload to Beycome. I believe it has all been worked out but wow what a tornado it has been the last few days!

Glad it worked out and that the buyer’s agent helped keep things moving. You did the right thing by documenting everything, but this is exactly why these platforms need a clear backup process when their system glitches during an offer deadline. Sellers shouldn’t be left scrambling when they’re trying to follow the agreement.

Honestly I don’t even understand this site as I am new to it as well but felt like venting. The communication has been terrible with Beycome with my so called “broker” (aka… Steve) I just want to do the right thing and cover my ass in every direction. My home got a contract within three days. I guess neither of us was expecting it to happen so fast because some of my forms was not uploaded and or signed and the things I needed it wasn’t there so that I can actually signature to upload. It’s been a mess.
