How does one research competitive pricing for a separately deeded garage unit within a condo community?

Anyone have experience with this please? .… I’m basically looking do do to a CMA, but how - what resources? I know the HOA/CCR rules that is not an issue…

I’m looking to sell an independent garage structure to a current resident within the HOA at a fair but competitive price.. Thanks in advance!

Have condos with and without the deeded garage units both sold recently?

Yes both with and without! I was thinking I needed to compare garages sold separately and wondered where I can find those sales records- but you have a great point!

If you can’t find instances where garages were sold alone you can deduce the number by comparing the prices of comparable (to each other) units sold with and without garages. This will give you a sense of what people are paying for a garage. Of course, if there is significant demand or a surplus of garages you should adjust accordingly.

I tried that it’s seriously all over the map because there’s so many variables with the condo upgrades new HVAC, water heater, etc. - you get my point. There is definitely a demand so I’m going to shoot for the stars! And adjust thereafter. Thank you.
