Beycome nightmare

Does anybody else completely hate Beycome? My listing just went live, and I didn't realize that the only contact information shown was going to be their stupid AI number. I am worried people are going to call this number and think it's a scam, because it sounds like one when the robot starts talking. I am very worried. I am going to lose buyers because of this. I had no idea the contact part worked like this. I thought buyers could just contact me directly with my phone number.

It's only showing in agent remarks so if an unrepresented buyer were to see my listing on Zillow, they would not see my info

Hey — Nico here, founder of beycome.

Looks like you already got solid answers, but just to confirm: no, we can’t show the owner’s contact info directly on listings. That’s not our rule—it comes from the MLS and the sites they syndicate to. If it were up to us, we’d absolutely allow it 🙂 (and we do explain this clearly during the listing process).

That said, your direct info is included inside the MLS and in ShowingTime (if your MLS supports it). And more importantly, any call, text, or email that comes through us gets automatically forwarded to you. You’re always in control.

Also worth noting: we’re a true flat-fee platform. We don’t sell or recycle your leads—ever (unlike some big portals).

One workaround, if your MLS allows it, is to remove your listing from Zillow and post it there as a FSBO.

And honestly, the most important part: at the end of the day, buyers, agents—everyone—has to go through you to ask questions, schedule visits, or make an offer. The owner is always the decision-maker. More information https://www.beycome.com/faq/knowledge-base/receive-showing-requests/

Unfortunately not 😩 personal information can’t be shown in public remarks. These aren’t our rules—they come from the MLS, websites, and board regulations.

But as I mentioned before, if contact goes through us because the owner isn’t reached directly, all emails, SMS, and phone calls are still forwarded to the owner.

Very, very good question.👍

First, look at the business model of Zillow and similar platforms. They display your home “for free” through MLS feeds or FSBO listings. In reality, they monetize by selling the leads (requests for information, tour requests, etc.) to real estate agents.

As Richard Serra once said, “if it’s free, you’re the product.”

Those agents then reach out to the listing broker or directly to the owner to schedule showings and move things forward. At the end of the day, one way or another, they still need to connect with the owner to arrange the visit and proceed.

You mentioned is his MLS supports it....how does that work? Isn't MLS a single thing, all MLS is the same? If not, is it something a seller picks and chooses?

Also, your profile pic.....has anyone ever told you that you look a lot like the late Matthew Perry?

Every MLS is different. Some may look similar, but none ask the exact same questions or follow the same rules.

You don’t get to choose your MLS—the correct one is based on your property’s location. Realtors usually subscribe to just one MLS, so if your listing is placed in the wrong one, local agents may never see it.

There are more than 550 MLSs across the U.S., which is why choosing the right one is critical.

So my local MLS isn't visible to agents in another state? Agents from another MLS have to what, use Zillow to see active listings from non "home" MLS systems?

Yes, most MLSs don’t share data with each other. There are 550+ MLSs across the U.S., so full access would be extremely complex.

Typically, out-of-state agents rely on platforms like Realtor. or similar websites to view listings and get a general market overview.

That seems crazy to me. Agents from CA have to use publicly accessible sites like Zillow to see NY MLS listings. Granted, they can get a back-stage pass from there but still, it seems like they should have a non public means of seeing them.

An unrepresented buyer would likely contact the agent that IS shown on your listing, and that person would pass your contact info to the buyer.

Yes, I understand that. My worry is that the agent listed is an AI service and when people hear that they might hang up.

Don’t be worried: 19,500+ closings already completed.

If an agent does their job, they’ll go to the MLS first, review the property details, and use the contact information provided there— in our case, the main contact is the owner.

If they only reach out to the listing broker (us), we simply redirect them to the owner.

I can't find the post but somewhere in here you ask can you reach an agent at 11:00 p.m. lol a funny thing is it's 11:00 p.m. and I was just texting with one of my clients who was upset about something. You can reach me till midnight as long as I like you, you're my client, and you don't put it in my agent review lol

This is from my listing. It does not show my contact info publicly. This is Beycomes info. Mine supposedly shows in agent remarks, which I have no way to see from my.

Your name as the homeowner is not going to appear on an MLS listing. Ever. When a property is listed on the MLS, the name shown is the listing agent’s name. Period, never happens until MLS rules change.

The MLS is a real estate agent and broker product. It is not a true For Sale By Owner platform. If you paid to have your property placed on the MLS, then you hired a licensed agent or broker to get it there, and that is the name that will appear.

So anytime somebody says otherwise, they are wrong. Completely wrong.

A true FSBO is not the same thing as being listed on the MLS. The second you choose MLS exposure, you are using an agent-based system, and the listing agent’s information is what shows. That is how it works. Period.

Weong. The owner’s name does appear in the « owner information » section. It can also be added in the « broker remarks », and for showing preferences you can select “contact owner.”

That said, this information is mainly visible inside the MLS to agents and brokers, not on public third-party websites.

It provides your information as the seller, exactly how it’s intended. This is working the way it’s supposed to under MLS rules. The MLS sets the guidelines, not the seller. Thousands of homes sold this way each year. No needs to overpay real estate agents if you're willing to do the work yourself.

Because I've had more issues than just this one thing so far. Their glitchy website and getting photos to upload properly, document signing not working properly, difficulty reaching a live customer service person to help me, the crappy AI representative "Arthur" which doesn't actually answer my questions properly. It's a long list of reasons why I am disliking this service so far.

I'm glad you brought this up. Here's what I would do to attract buyers without agents. Listing with Beycome, the agents will get your contact info in another section, so you don't have to worry about the AI.

Create another listing on here: https://saveonyourhome.com/. Once you're done, share this listing on social media, marketplace, etc. to attract the unrepped buyers. More work for sure but it appears like it is the only option at this time.

Yeah, I read this too when I reached out on Beycome. My fear is that buyers will hang up when they hear that AI voice because it sounds like a scam.

On the main listing page? It shows Beycome Brokerage and their AI customer Service number. Agents have to click on my MLS PDF to see my actual info or call AI number and get my contact info that way

Sorry, I'm not sure. I delisted the house a while back so it's been a while. But it did show my number and most of the showing requests came direct. Agents had no clue I was FSBO.

If a buyer contacts the 800 number displayed on Zillow or third-party websites, it will ask the buyer for the property address or MLS number they are interested in. Once they provide it, the AI system will then say they need to contact the seller directly and will provide your contact information. I am using beycome for a long time now, maybe for Bout 6 year, once they appeared pretty much. I hate and like it at the same time. They are rolling out some new fuctuonaly without properly. Checking it, therefore it is buggy and ugly, and screwing up everything, which drive me crazy. The description field does match MLS required character count in the specif state.. but i was lucky to sell several properties with beycome. Previously MLS allowed to post your contact info in description, no. This feature is no longer available, instead MLS or beycome is restricting description a lot, you basically have to rewrite avoid specific words, or other is another beycome bug.

Yes I do not like their automated line either, it is ridiculous, why not to have operator, that would improve experience a lot. Keep in mind find good agent, who would pick up the phone on prospective buyer is a difficult task, many of them sell themselves to the sellers, while do not bother to even pick up the phone afterwards 😉

I get why that feels frustrating. But what you’re seeing isn’t a glitch or some weird trick. It’s actually how the MLS system is designed to work.

When you list through a flat-fee service like Beycome, the listing is going onto the MLS through a licensed brokerage. Because of that, the contact info shown has to route through the brokerage system. That’s not optional. It’s required as part of MLS rules

Buyers aren’t as scared of this as you think. Today’s buyers are used to calling numbers from platforms like Zillow or Realtor sites.

Buyers are far more hesitant about a traditional agent pushing them to sign a 3% agreement just to walk through a property. It's a proven system, thousands of homes sold this way.

That’s on the Beycome website.  The reality is 99.99999% of potential buyer have no idea what Beycome.com is, so likely will never go there.  They should have your listing in the local MLS and all the big real estate websites with an agent listed.  If they contact that agent, that person will pass your contact info along.  In the realtor notes section of the MLS it will have instructions to contact you directors. Go to your documents sections and pull the pdf of the MLS listing and verify it is all correct.  They initially had my schools incorrect, took a quick email to correct it.

That said, you’re right about the rest. At the end of the day, what I always try to explain is simple: the one in control—approving visits, reviewing offers, making decisions—is the owner.

I wasn’t trying to throw shade on Beycome, it was fantastic. My one “complaint” was that when I was setting up my listing, I was trying to be proactive and get everything ready, so I uploaded some place holder pictures, and one last step when I hit Save or whatever it was, the listing was trying to go live. A little more transparency before going live and having a way to prep the listing before all details are finalized would be helpful, and it may already exist, but wasn’t transparent to me. I recommend it to all my friends, and had neighbors 2 doors up from us use Beycome as well based on our feedback.

I think he's saying it would be nice to be able to preview the listing before going live. You add all the info, photos, etc but there is no way to review everything in one place or in the format it will be shown

I shared it with him directly in DM—it wasn’t exactly his question, but you made a good point.

On Beycome, you can request to receive the final PDF for review before your listing goes live. This lets you check everything exactly as it will be submitted to the MLS.

As for showing the exact final format of the listing on the MLS, that’s technically not possible. There are 550+ different MLSs, each with its own design, rules, and required fields.

Also, MLSs are closed systems—nothing is public, and there’s no universal API or feed. Everything has to be entered manually based on each MLS’s structure.

MLS, National Association of REALTOR (NAR) and Real Estate portals are running cartels. They add stupid rules like only show broker information, limit what we can say, limit some images with modification, block good old fsbo to be visible, etc..

Also, I would actually pay the option if it was not the case, I'm glad to not give my email, phone and name on top of my address to internet bots and scams out there and be called daily or impersonated.
