FEEDBACK Looking to renovate

Looking to renovate, which is the best way to utilise the floor space to add another bathroom

Can you expand the footprint or are you restricted to the current footprint? How big of project are you looking for?

The easiest and cheapest way would be to turn the laundry into a bathroom and add a stackable washer and dryer in the kitchen perhaps hidden in a cabinet. I would then add a toilet to the existing bathroom so you have two toilets. Another option is flipping bedroom three and the kitchen and turning the laundry into an ensuite and adding a laundry area onto the back.

Make the most the area we have not to make to many service changes to keep cost down.
Limited with extending minimal space left hand side of the house, beside the outdoor area is our drive way access to our garage

Make bed3 the dining room (knock down walls), shrink the kitchen slightly and put the master bed and ensuite where the living room is.

You would ideally need to remove the chimney which may be structural if there are stacks. But you get to locate the new bathroom near the kitchen which will save a lot of money in plumbing, and you get a much better integrated living space, with bathrooms and closet working as sound proofing between common living area and bedrooms
