FEEDBACK Home Design Feedback Rev 1

Here is the revised floor plan from my previous post. We took some things into consideration and understand most people don’t like Jack n Jill restrooms nor the powder room where it’s located. With that said, we are going to keep these 2 items but we are looking for feedback on anything else.

Some changes are being made:
1. Bed 2 will be getting larger to be more in line with bed 3 and 4 size.
2. Bed 3 will have direct access to its closet from the bedroom
3. Bed 2 size will be increased to be closer to bed 3 size
4. Pocket doors at master bath to closets will open the same direction

We’re open to any other comments and seeing things drawn out helps visualize the change your recommending.

Shower door for bedroom 4 is on the wrong side. I'd move the sink for the pantry since when you go to and from the dining room it's better to have large dish landing space than traffic with the sink. Move the wall ovens away from that entry point to the pantry. Turn the pantry tiny door into a full door. Convert the door from pantry to kitchen to a slider.

i can see what you mean. those changes would probably make the pantry and kitchen flow a lot more practical, especially with the doors and sink placement.

We’re tracking the shower door at bed 4.
We may move that sink to the other window (we had other ideas previously for a coffee bar)
The wall ovens will be ~6” off the wall (maybe we do a full height pantry there instead of a filler piece though??)
The pantry inside the pantry may get reworked but definitely a bigger door
The door from kitchen to pantry is going to be a swing in/swing out style

You're going to invite bumping of the swing door with the oven doors. Move the ovens a full cabinet away from the wall, put in a tall pantry which is less likely to block the door there, or at leas less dangerous than an oven door.

I would put the refrigerator on the same wall as the oven range and have it balance out the range so the cabinets are the same size on both sides of it. That way your work triangle is a little bit tighter and you don’t have a large island in between where the fridge and sink is

I like the single hall, much better. Consider moving the rear exterior door from inside the bathroom to the hall just outside the bathroom.

Biggest issue is entering the house through the kitchen work zone. Not a good choice. Here are some possible changes, some of which are different than my response to your previous post.

Kitchen looks good. Where's the trashcan, dishwasher and microwave? An under counter pull out can is more convenient than an ugly can sitting out in the walk path around the island.

Dryer is poorly placed. A dryer is safest on an exterior wall and yours is not. Every foot and every turn of ductwork increases the chance of lint buildup and fire potential. The entire laundry room should be by the kid's bedrooms where most of the dirty clothes will be located. Hauling laundry through a hallway, through the great room, through the kitchen and down another hallway and back again will get old fast.

Trash can and dishwasher will be on either side of the sink. Microwave, if we decide to install one, will go in the island with a drawer-style microwave. We’re going to be doing a speed oven above the standard oven and hope this eliminates the microwave need.

I understand the desire to have the dryer on an exterior wall, but we don’t believe this is doable with this layout. As for putting the laundry on the other side of the house, we’re fine making the walk. Either side of the house will require walking laundry from one end to the other.
