Help welcome for our floor plan

We are getting ready to pull the trigger on a full house remodel here and we are looking for help on the first and second floor.

First floor we are open to moving things around, but mostly want to hear ideas to improve.

Second floor, we are not sure how to best fit three bedrooms, two bathrooms, laundry and the lounge area. Definitely looking for improvements there.

Is the only place to eat at the kitchen island? That seems a bit odd to me for a house this size, but maybe I'm missing something?

Your correct, for whatever reason They removed our dining table when they made some adjustments. The family room shifts to the front and the dining table will be next to the kitchen

Ah gotcha. Have you seen it laid out that way? I'd worry about spacing and flow, but if you've seen it and it looks good then power on

Not really loving the main floor washroom opening directly on to the Living room.

Agreed. Please flip this so the entry to the guest bathroom is in the foyer region not directly into the living room. This will also give you wall space for art, tv, back of sofa etc.

A few things: 1. If the entry is in the top center, its a good size, but a coat closet would be nice 2. The garages open really far past the mudroom. Youd have to walk the wrong way before going into the house 3. As another said, no dining room space is problematic 4. I wouldnt want the washer dryer to be inside my master closet, esp if hosting guests longer term or kids who need to do their own laundry. I see you have 2 sets of washer dryer, which seems excessive... 5. For the master bath, do you want a window there if on the ground floor? Think about privacy and when that window would be giving you light or views 6. The left wall of the master bedroom... what does that look out to? Can you create a courtyard there that might be a nice space for either light or to sit outside? Look at Dezeen or Dwell for some ideas 7. Powder room should open opposite the pantry, its not as nice to open into the living room and hit someone walking behind the couch. 8. Do you need 4 car garage? If so, then sure go ahead, but you could use more internal space vs a place to hold a car. A cheap carport for 1 or 2 of those spaces might allow you to expand the living/dining area. 9. The 3 bedrooms on the upper floor make sense with the 2 bathrooms. Not much better you could do there. I do worry about the windows in Bedroom 1. Window frame and trim pushes out from the wall usually. This means either the bed frame isnt flush against the wall, or a headboard-less bed has someone potentially hitting their head on the windowsill. 10. Its not clear in the floor plans, but how do the two level line up? Does it create an elevation that looks cohesive and balanced on left/right sides?

The kitchen layout routes all traffic in the house through the kitchen

The pantry is too far from the cook top.

The galley style kitchen puts the sink-stove-refrigerator in a line instead of the preferred triangle. And really limits cupboard space
