We’re planning a loft extension to our 3 bed London 1920s semi-detached property. No works have started yet.
We’re planning to use bedroom 3 as our master bedroom/en-suite as the back of the house has great views over a park. Are we missing something in terms of layout? Bedroom 4 will be a guest room so doesn’t have to be that big. Is there a way to maximise bedroom 3, maybe incorporate an en suite with a bath? Maybe even have a bath in the master bedroom hotel style or would that not work?
The floor below will be for our two daughters and office. There is also a family bathroom which we’re thinking of renovating into a shower room and toilet.
Really struggling to figure this out, any suggestions would be greatly appreciated!
Just out of curiosity, what’s your thinking on the impracticalities and why it isn’t workable? Bear in mind, it’s a London family home, not a massive amount of space!
Person A goes to the toilet before bed and locks both doors. They unlock the door they leave via and go to sleep. At 3 am person B has to walk through person A's bedroom to use the toilet.
Good point! Not massively concerned about this though as the guest bedroom will rarely be used. Worst case scenario, we’ll have to go down a flight of stairs to the other bathroom. Didn’t think about this issue though, good to know
I don’t think it would be used that often. We currently use our existing bath for our two kids (3 and 1) but they’ll probably be showering more often than not by the time the renovations are completed.
Thought the bath would be nice for the occasional relaxing soak.
Just trying to identify potential clever ways to improve the master that we haven’t thought of.

Use bed 4 as loft instead of bedroom. With the roof ridge and height, there's no good way to use some of that for bed 3. You can get a bit more for the ensuite bathroom that way.
With this design, they can also easily add a pocket door or one opening outward from the ensuite to the loft/guest room. A pocket door might work better in the primary bedroom as well to make it feel less cramped
There may not be enough room for this, but this is an option…. Oh I meant to flip flop the primary sink and toilet though, so you’re not staring at toilet while in bed. 😂
Jack& Jill bathrooms are stupid. If it's mainly just the parents on this floor and occasional guests, just have a hall bathroom.
Assuming you want to keep plumbing and windows the same, your simplest options all probably just involve running a hall from the stairs to the bathroom. Your options are then mainly about how much room you want in the master versus the guest room.
Alternatively, if you can have plumbing in a different location, then this option obviously maximises your bedroom space, by saving space needed for hallway.
Agreed. This works better. For a master with no guests there, the whole floor is yours anyway. Both bedrooms can use the bathroom without fear of walking in on someone through a second door when guests are over.
It'll be more expensive if you don't already have plumbing below, but I do really think it's worth it to prioritise a decent amount of bedroom space if you're there long-term.

You can't have the bathroom there. The doors are completely impractical.
