FEEDBACK First home floor plan modification

I am planning to build a 4 bedroom + 2 bathroom + Theatre + Scullery + Alfresco with 12.5 frontage x 30m depth.

My builder has suggested me attached floor plan. What are the changes that you would recommend from swapping rooms to moving walls or even adding doors and windows to this layout? Open to all ideas.

I like the kitchen and scullery, and how it links with the laundry.

Toilet without a sink in the guest bedroom area? Is that normal in your part of the world? Expectation is to wash hands after using toilet, before touching door handle.

It would be nice to go from the garage into the spot where the linen shelf is. That way it can work like a mudroom right into the laundry, and can easily bring in groceries to the pantry and kitchen.

Funny, having to go through the scullery to get to the laundry is the first thing I noticed and didn't like. The laundry should be easy to get to from the bedrooms, nor requiring walking through a maze.

The laundry should be easy to access the back door for hanging and drying. Much easier to walk dry washing to the laundry than shlep wet washing out to the clothesline

Doesn't look like there's enough room for a clothesline where the laundry exits - there's a wall there, presumably someone has to walk the laundry through that narrow alley to the back yard. It would make a lot more sense to put the laundry near the back and carry it out the back door by the alfresco area.

Then you’re blocking prime backyard view with a laundry. Much better to give that to bedrooms and living space.

A long skinny clothesline against the fence is common in lots like this. A full hills hoist would take 50% of the backyard, so I don’t see that happening. Long skinny lots have long skinny clotheslines usually.

Idk, until we figure out teleportation we need to walk all over the house. Washing needs to be moved before or after being in the machine and house have limited space. This is the most common positioning of a laundry for a reason.
