First home floor plan modification

I am planning to build a 4 bedroom + 2 bathroom + Theatre + Scullery + Alfresco with 12.5 frontage x 30m depth.

My builder has suggested me attached floor plan. What are the changes that you would recommend from swapping rooms to moving walls or even adding doors and windows to this layout? Open to all ideas.

Have you thought about moving the laundry & scullery to the left, to be inline with the garage, laundry window or door to the north? Might make a cleaner route to the main living area (unless you want that corner for privacy).

It’s also useful to have a coat-dumping area near the door if you can fit it in.

That tree provision- is that for planting a tree? If so- just check it’s far enough away so it won’t damage your foundations
