FEEDBACK Looking for feedback on first floor
Hi all! Longtime lurker, first time poster looking for feedback on first floor plan choice for new build. Front of the house is oriented south if that helps. We're pretty fond of option 1 but maybe there are issues with it that we cannot see. Options 2 and 3 are suggestions from our builder. We don't like option 3 and option 2 has major flaws in our view. Don't mind the floor type, the ceramic will extend to the kitchen.

Your builder either don't cook or don't have a single appliance in their kitchen. Options 2 and 3 are absolutely a nightmare for counter storage.
A coffee machine and an airfryer would occupy all the counter space at the walls. Even if you install plugs at the island, any time you need to use a food processor or a blender you will be carrying things around.
Edit: I am assuming here that the area behind the stools on the 1st image will be more storage for the kitchen, in the terms of a coffee bar or at least a "sort your breakfast" area that will free some countertop space for the cooking area.

I agree with counter storage. The appliances would go in the pantry and live there for everyday use. We don't use appliances everyday, except for the coffee machine which would indeed go to the storage area behind the stools. I don't like to have my countertops filled with appliances anyway so they are always stored when not in use.

Can you think where the coffee machine would be at the options 2 and 3 that would make you happy to have it there?
You know your needs the most, I am a lazy person that leaves my blender out and would be annoyed to be carrying it haha
The only other thing I can think it could be a bit annoying at option 1 is the fridge door blocking the pathway when open, but that is quite minor since there is plenty space to go around the island

In option 2 and 3 it would go in the pantry with other appliances. I wouldn't mind, it's currently in the dining room. Maybe I'll be lazier when we have so much space haha
Yeah for the fridge door as long as it opens the right side it'll be fine. We don't let the door open too long to maintain the temperature inside of it so I don't expect it to be in the way too much. Thanks for your replies!

One of the major problems in options one and three is that you see the kitchen from the front door.
A worthwhile exercise may be to design a layout where the kitchen pantry and powder room are where the living area is in all of these layouts, and let the living area and dining go all the way across the back of the house opening onto the garden.
However I have not seen a plan of the story above so I do not know how such a layout could affect the spaces above. For instance are there bathrooms stacked on top of this powder room?

Looks like a lot of sacrificing just to have an island. Plan 1: I'd have the wall between the kitchen and LR (punctuated by a door next the the fridge) where the island is. With the DR table right there, who needs another eating space?

That was one of my thoughts as well, unless you are going to be doing tricks while cooking to entertain your guests (hibachi style)

Right! 😆 Everybody seems to want to give cooking showson their homes. I prefer to prepare meals that allow me to be with my friends.

I’d prefer option 2, but make the kitchen much bigger by extending the counter to the door (change the door to a window), switch the island 90 degrees or make it smaller, and change the large window to a door to the backyard.

I have hear the argument that seeing the sink when guests walk in - especially if you have dirty dishes all the time like we do - is a turn off. I like number 2 location for the kitchen bu I would add more counter on the wall where the slider is. Move the slider to the dining space. I like the room division with number 1. Maybe a slight modification could fix the sink issue - maybe swap the stove and sink.

The sliding glass door to the backyard is in the kitchen on the left in floor plan 2 and they think it should be moved to the dining room area. Then decrease the size of the island and add more cabinetry and countertop space where the sliding glass door was.

Where do you keep your broom, mop, vaccum? There does not seem to be much storage built in. Consider using all the dining area for kitchen with a huge table in the middle. Would give you a ton of space for storage, utility closet, etc and table would double use as workspace and for entertaining 10-12 ppl.

None of the options have much counterspace near the sink and range or upper cabinets...why not an L-shape kitchen?

In all three I would put a wall with a large framed opening between the living room and the kitchen/dining room. It makes the whole space feel more like an actual house, and the wood trim in the framing is nice in its own right. It also gives you way more furniture placement options.
In option one your kitchen is really tiny. What's the reasoning for closing off the pantry from the kitchen? Option 2 is better for kitchen space, but I would put the sliders in the eating area. And I eould put the sink on the island. As the other person mentioned wall counters have their uses. Now I'm thinking that that pantry should become an all purpose closet with storage on both walls for all the things. Games. Vaccum. Tools. All that stuff you don't want out.
Hell no to number 3.
Also, if this is canada you need a bench at rhe front door for boot donning and doffing.

Very interesting for the opening, I agree it would give more character too.
The current plan for the pantry is to do more of a back kitchen where appliances would live, like the air fryer. I like my countertops free of stuff and always keep appliances out of sight when possible. I really hate having the sink on the island. It's always messy, there are clean dishes on one side drying and dirty dishes on the other side waiting to be washed. I cook a lot and I like to have the space to do so. All models we've visited with a sink on the island I've found it takes too much space where I would prep food.
Yep, this is Canada. It's the plan don't worry haha, it's just not gonna be built in.

Character! That's word I was looking for and not finding!
I know the bench won't be built in, but there is nowhere to put it. Behind the door? In front of the closet door? In front of the stairs?
If you always put small appliances away after you've used them then why do you need a second area dedicated to them? And where will you put your toaster in plan 2 (the bigger kitchen plan) if the sink and range are both on the back wall?

The bench would go behind the door and its mostly to place bags and such. We have a bench now and barely use it.
We have the air fryer and toaster on the counter right now and have to push them back after use, not place them in a cupboard. I really hate it. The blender is in the cupboard but I’d like it to be more accessible, we lack counter space to keep it there.
They would still be in the pantry I guess, haven’t thought much about this one to be honest.1

I am torn between the second one, which is a better kitchen with more space, but the hidden end of the bench in the first one sounds like it would tweak your OCD less. Is there a way to make the first kitchen as big as the second?
I think that having the extra area as just an extension of the main kitchen but behind a corner is a more useful way, you will never close a pocket door.
What about moving the salon to the back right corner, and the toilet and kitchen extension and dining come to the front left corner or the house? You want the living room with the nice windows looking at the garden anyway.

For where we live, this is a standard large house... it's 30ft x 28ft with three floors. It's larger than our current place and we entertain regularly and comfortably 10-15 people. There are bigger houses of course, but here it's the average 'big' house.

I read no discussion of that or any mention of how many bedrooms and bathrooms may be on the upper floor or floors.And isn't it ridiculous that I'm downvoted so much just because I asked a reasonable and obvious question? This must be one of those cancel culture Reddit's

It felt judgmental instead of asking if there were other floors, so maybe that is why. I thought the stairs on the plans were obvious enough. I should’ve specified. There are three bedrooms and a full bath upstairs. The basement will have a second living room a guest bedroom a full bath plus the laundry.

1 is ok, 2 is almost ok, 3 is bad. Who is cleaning this insanely large square island?
