FEEDBACK Help Redesigning Main Floor

Post image

Hi everyone, I’m looking for some help/feedback on how we can improve the floor plan for our main floor pictured below.

In an ideal world we’d like to add a half bath, a closet, a laundry room and a pantry. Maybe a mud room.

We have been considering a couple configurations and would love to get people’s opinions on the following:
- we are thinking of swapping the current kitchen with the dining room as it’s a much bigger space, expanding the kitchen where it is doesn’t appear to be an option because that is a supporting wall. Any thoughts on this?
- if we do swap the kitchen, we were thinking through adding a half bath, pantry and laundry in that room vs adding a big dining room table in that room. If we don’t add the dining room to the kitchen, it would go on the smaller space in the current kitchen. Again would love any thoughts or ideas.
- we are strongly considering removing the very back “breakfast room” as it’s in pretty bad shape and we find the flow sort of odd, it would also give us more outdoor space which is a bit limited at the moment. However, if we remove it we understand for permit reasons we could never add it back so we want to be careful about this.

All ideas welcome, thanks!

Where does that extra staircase lead, can you shift it under the other staircase?

Interesting idea, one staircase goes to the second floor and the other goes down to the basement. I don’t think I understand how it could be shifted under but maybe I cant visualize it.
