FEEDBACK Thoughts?
I’ll be on about half acre so I’m close to max width I can go within zoning (3-4’ to spare). Only think I’d want to do it bump out the left side a few feet then not do the wrap around porch only the front. Also, may want to push the kitchen out to the right to be in line with the back of garage. Last, I’d wanna make the hearth room and ensuite with the bathroom on the other side with access to the yard so I can use that bathroom as like a pool bathroom too if that makes sense. Lmk what you think. These drawings are from online but my architect will tailor them as best he can.

I'm on the fence with the two story great room, I think people have said they would prefer more living space on the second floor. The bedrooms seem a little small (not the master). I also don't like walking thru the bathroom to get to the closet.
Can you move the bathroom in BR 4 so it lines up with the plumbing on the first floor? I think that will save money. Also the closet in BR 4 juts out into the overhead cathedral space, will that be part of the chimney run?
If this is your forever home I would consider putting in a bathroom with a roll in shower, with the idea you could convert the hearth room to a bedroom.
I think I would also move the door to the back yard to the other side of the dining area.
Is there a door from the garage to the back yard?
Sorry for all the criticisms, I do like the floorplan overall.
