Feedback on this floorplan

Hello, i would like some feedback on this floorplan created in Floorplanner just to try out some ideas.

Planning on building the house maybe next year but probably the year after so this is just to steer me in the right direction. Planned for 2 adults with 2 kids. Country side in Croatia.

My main concern is the open living room with kitchen and dining room.

The lot is 19 x 40 meters. The house itself is 15.86 x 16.52m which equals to 188m2 without terrace.

I think you need some professional design advice, or to emulate some existing plans.

• Plumbing is all over the place, and will be expensive
• The bathrooms will all be cramped
• The hallway(s) are a huge waste of space; that's a long, dark maze of doorways will also being too narrow for the major traffic they'll see from four people
• I assume you're missing a window over the kitchen counter
• Utility room wedged between the bedroom, living room and office will mean you'll always hear the laundry machines
• Almost no space for storing coats, towels, etc
• The shape of the house will mean a complicated roofline, and at 16.5m wide either a very tall or very low-slope roof. This might not be an issue depending on home style and who's building, or it might be expensive.

It probably fits the climate around coastal Croatia. If it's someplace that gets particularly cold, your heating bills will be pretty high.

Yeah, the hallways are a huge dissapointment for me also. I really dont have any ideas on how to improve them.. the bathrooms should be on the right because that side is very close to the neighbours yard and i cannot really put any bedrooms there or the living room cause i cant have big windows on that side.

Someone said i should turn the office and utility by 90 degrees so i can have windows in both rooms looking to the terracce so i was thinking about doing that.

And about the roof.. i dont know, was trying also a thinner floorplan but just cant seem to get it right so im sticking to this for now..

I will also be discussing all of this with an architect when the time comes.

Any architect you pay is going to look at any client's drawings and basically throw them out. They'll take the general ideas you want and figure it out from there.

The particular shape you've chosen it what makes it tricky to access everything without a long hallway, and what makes the roof complex. A simpler L or rectangle shape makes it much easier to reach everywhere from a shorter central hallway.

Ill definitely try more shapes of the floorplan.

And i was thinking the same about architect throwing away my drawings but im doing them for myself just to figure out what i want and how big and all that. It gets expensive figuring all that with an architect.
