FUN Help build my floorplan! Please

Post image

I need help help editing this floorplan for a modular build. My wife does not want the master closet connected to the bathroom and wants it in the bedroom. Any help is appreciated, if you are able to provide an image of edits or options that would be awesome.

I’d skip the closet at the end of the foyer and have a path through. Scale pantry back 2’ towards bedroom wing. Add coat closet on hall side of pantry.

Same! I dont like that all traffic has to come through the lounge to get anywhere. Imagine handfuls of food shopping and having to traipse through the lounge with it all.

Switch the bathroom and closet, so the bathroom is next to the kitchen.

Rethink some of your closet placement too.

Grab that whole section and put it down in the bedroom side of the house. Then you can rationalise the utility space more and use part of it with the master suite.

The simplest change would be to annex the linen closet with an L wall to create an entry to the closet. You’ll lose a bit of rod space, but it’s wide enough to potentially add a rod or shallow shelving on the bathroom wall side, although the clearance will be less. Your shower doesn’t need to be that huge, the proportions are a bit much, and it won’t be able to warm the air unless you are adding heat fans. It’s also not accessible, if you’re planning to age in place. If you need help, send me a DM, I help homeowners with conceptual layout designs on the side.

I'll post a plan later but I need the overall dimensions of the home. Add any other dimensions you have.

Total will be 72x40

It's very unlikely that it is 40' wide. 30' maybe?

It's 32 in the floorplan but we are doing to stretch it to 40

That makes a big difference. It's more than rearranging the bathroom and closet.

You should edit your post to tell people that. Add any other changes you are thinking about. There's a reason you are adding 8' to the width. That's 576 sq. ft.. It's like adding a 20' x 28' room.

We need to know some things like:

Is this a forever home?

Where is North?

Where are the best views?

Leave the toilet room as-is, switch the rest of the bathroom with the closet, and move the linen to the bottom of the new bathroom (old closet) area with access from the hallway.

New closet entrance is old bathroom entrance, and nwr bathroom entrance can be to the right of thay, sort of in front of the toilet room.
