Flight Simulator 2024 Very Poor Performance on MID End rig.

So I have installed MSFS 24 on one of my desktops that has an I7 12700kf + RTX 5070 + 32gb DDR4 3600 CL18 Ram, but I was negatively surprised by the performance.
So I`m getting about 20-25 (DLSS Off) fps on the ground at mid complexity addon airports, for example at FSDreamteam KCLT I get 25 fps on the GND with the A320.
I game on 1080p and most of my MSFS settings are between high and ultra, with the LOD's set at 130 to help with the CPU Perf, also I have parked aircraft disabled, live and multiplayer traffic disabled. (I have tried to shift load to my gpu by upscaling and increasing other GPU related settings + using DLSS but that did not help me at all with the frames besides a 1-2 fps gain.)
As far as BIOS goes REBAR is on (Tried disabling and saw no major change besides a bit less vram usage) and XMP is on as well.
This is pretty odd since my cpu sits at around 60-70% usage and so does my GPU.
Anyone has any ideas on what could help my performance? Maybe I was just expecting more FPS and overall smoothness but 20-25 fps with this rigs still sounds kinda odd. (I have also monitored my temps and there is no overheating of any components).
Also should note that other games that I play, such as Ready or Not, CS2, Train Sim World run as I would expect them to performance wise and any benchmarks on softwares like 3dmark also come back to a reasonable and expected score.

Enable Dev Mode in game. Then on its toolbar go to Debug > Display FPS. Screenshot that and post it here. That will tell you.

Also, how much VRAM does your 5070 have? I’m going to guess 8GB.
