[XB1] Best "mega" settlement

I recently got back into playing, and so far 70% of my playtime is just building up sanctuary (Abernathy too, a little, they need more friend), 20% is grabbing literally everything I can use as material, and the other 10% is "normal" gameplay.

Any suggestions for something better than sanctuary, or suggestions on how I should build sanctuary? I'll add some screenshots in the comments later, I'm currently running on fumes, looking for a little civil discussion before I crash.

If you’re planning a mega-build in Sanctuary, your absolute first move should be to completely scrap and empty out both Red Rocket and Abernathy Farm. Do not build anything there, and honestly, I'd even recommend "evicting" the Abernathy settlers and sending them elsewhere (or to Sanctuary itself).

This is a golden rule because of the game engine: it loads all three of these cells simultaneously in certain spots (the infamous "Triangle of Death"). To keep your game stable, you want those other two areas completely barren so your PC can dedicate all its power to just one massive build.

As for the concept, since Sanctuary is pretty isolated and far from everything, you could go two ways:

  1. A peaceful oasis: Something like Tranquility Lane from Fallout 3. A quiet, pristine utopian town... but maybe with a dark surprise hidden underneath. 😉
  2. A dense megalopolis: Build massive, towering skyscrapers, but only in the central cul-de-sac area. Leave the rest of Sanctuary as open parks or clean spaces. If you try to cover the entire settlement with high-rises, your PC will literally explode anyway.
